facts about the house
1 Solid brick tudor style (not brick veneer)
2. 2 stories with finished attic and basement, so total 4 levels of living
space. For the 2 main floors, it’s about 1600sf. Total usable area should
be at least 2100 sf.
3. LIRR commuter train station about 4 min away. 35-40 min train ride to
Penn Station
4. school district 14, probably the best one on the south shore, near city/
Nassau border. This district has a public pre-k program that runs half day.
With additional fee the child may choose to stay full day. The district is
relatively a rich one. So the schools are running up to meet the demand of
those parents with extra means, hence the quality of the education is pretty
good. Greatschool.org rating 9 from elementary to high schools, school
diggers rating 5. Newsweek high school ranks 250-350th nationally
5. new kitchen with stainless steel appliances and granite countertop,
recently remodeled, built-in breakfast bench area
6. 4 bedrooms, 1.5 bathroom updated, stone fireplace

There are something I would like to mention about this house. It sits in a
corner lot in a quiet residential area. Over the years the couple renovated
the house inside and out, particularly the yard. It’s a 80x100 irregular
shape park-like side yard with metal fences and stone patio, and a child
playset too. I would say it’s the most beautiful yard I ever saw. The house
is of brick construction, not veneer as I already mentioned. The build of
the wall, which is called solid common brick (verse common brick veneer),
add great value to the total worth of the house, as is indicated in Nassau
Property website. The advantage of this is easy maintenance (or zero
maintenance), fire-resistant and a particular charm that only comes from
aged brick. Another thing is traveling to Flushing. It takes 25 min door to
door when we go grocery shopping via Southern State Parkway-Cross island
Parkway-495.
I may sound like a TUO1 or agent, but I am not either. My daughter went to
the same bus stop as the son of that house so I know the couple. They are
low-key hardworking couples with mother stays home caring for 2 younger kids
and the house. The reason why I wanted to help by posting here is that they
are selling through for-sell-by-owner route. It might not bring as many
visitors as using agents would. I understand they probably want to save in
agent fee. With 3 young kids and one working parent, shedding 30k by hiring
agent may be a lot for them. Also we might want to sell our house too half
year later. I would like to see how the market goes in our area.
