优点是服务更加尽力一点,毕竟只为buyer服务,避免一些利益冲突。可是缺点是什么
呢? 要是没有缺点,别的buyer agent岂不是都没有市场了.谢谢指教。

to me is all the same but theoretically exclusive buyer agent promise they
or their firm only represent the buyers not sellers, means they don't list
property, only buy, don't sell. so it sounds like they are the good people
for the buyers. And they will make only half of the money when a deal got
signed, coz there must be 2 agents, buying and selling. if an agent/the
firm represent both the buyer and seller, they will be more pushy coz they
are making all the money. but the bottom line is that broker won't make
money unless you sign a deal. so, I think they will try to push to make a
deal anyway(maybe less pushy). But exclusive buyer agent firms should have
better culture and standards, for the buyers. So it won't make any
difference to you anyway, money-wise, so it is better to hire a exclusive
buyer agent when you wanna buy. but more importantly is just the person him
/herself.

exclusive buyer agent = if this guy shows you one house, and after 3 months
(or when the exclusiveness is still valid),you buy the same house from
another agent, you still need to pay the exclusive buyer agent.
Normally non-exclusive buyer agent is good enough, and you can always ask if
they represent both sides, and it is quite rare if they do.
It only means that the buyer will buy from this agent exclusively, and an
exclusive buyer-agent can still represent both sides.

If you are a first time home buyer without knowledge in home-buying, get a
exclusive buyer agent with good reputation.
If you know which house you want to place an offer (with no other agent had
shown the house to you before), go direct to that house's seller agent. And
if your offer doesn't work, don't use that agent for next house.

刚看了buyer agent发过来的 agreement,里面说3%的buyer agent fee(2.5%是可以接
受的下限),如果卖方不出buyer agent fee 或者出的不到3%(或者下限2.5%),我就
必须补上。
请问是我的责任还是我的agent的责任去向卖方要agent fee? 如果要不到,我必须要补
上吗?
还有,所有的卖方都愿意出2.5-3%的buyer agent fee吗?

How can one be a buyer's agent if he/she got paid by seller?
So again, there's no such thing as buyer's agent here in NYC. Every agent
represents seller. The only difference is those agents who own the listing
and collecting fees from seller, and those 拉客的 try to 分一杯羹
If you got typical Chinese mentality, you'd better off dealing with seller
directly.

Well, a typical Chinese try to 淘 shoes on sale and happily 奔 on forum.
An American may prefer someone greet her at the door, sit her down, bring
shoes over, put them on for her while giving nice comments.

EBA just a name that sounds like is more for the buyer, is just a regular
agent. But if they use such name, they should not be working for the listing
agent.
There s no way you need to pay a fee, especially now. Whatever % split half
n half between the two brokers or wutever they agree, really got nothing to
do with u unless the property is very very hot and you have to get it.
Thats why a lot selling agent don't wanna deal with buyers with a buying
agent. Just tell ur broker 你跟seller那边说吧,要我付佣金得话就不买了,我也
不会再找你了。 but after all, if u really want the house, pay the fee, it
will be in the loan anyway, u won't see much monthly.
