见到有两栋楼都在打算convert成condo,但连offering plan都未在attorney general
那里完成,有一个还连装修都没有开始。价格还可以,很多人买下来做投资出租。
有无人买过此类投资的?convert未完成有无风险?

coop convert到condo基本不可能。太复杂了。
我觉得他是指multifamily convert condo吧。

i guess LZ meant old condo building renovation.

很可能是要converting an apt rental。现在只是个red herring。具体还要看,如果
是个non-eviction plan话,就很鸡肋了。纽约周边旧房房源未来二十年供大于求,所
以投资旧房不会有什么生殖机会。

You got it! The board is the key factor.
Anyway, I am not satisfied with 4% and plan to sell my apt. People suggest
me to invest Texas and easy return for 10%.

all in. And who on earth with a sane mind willing to pay 1,400 for a one
bed room in Rego Park?

The maintenance fee of 90% of one bed room apt (without doorman) in Rego
Park should be under 600. Only the coop having financial problem will be
over it.
I guess you have never lived in the Forest Hills/Rego Park/Elmhurst area.
You can ask around for people living in the area how much they pay for a one
bed room apt, >700sf, 5 mins walk to subway. Don't quote the price for
rooms in a house or those apt in Corona which is far from subway.
I guess you always feel you are the only sane one in the world anyway.

with an extra small room which could be used as dining/study/guest room.

The maintenance fee of 90% of one bed room apt (without doorman) in Rego
Park should be under 600. Only the coop having financial problem will be
over it.

really depends on the size of the apt. Some of the Jr4 can be bigger than
the smaller 2bd. If the apt is around 800- 850sf i will say around $650 - $
700 is fair.

The price on craigslist does seem much higher these days. Are people
routinely pay 1,500 for one bedroom in Rego Park? Anyone renters there say
say la?
