from 10% to 99%, there s no difference. you either have a loan, or all cash.
lowest you can put down is 10%.

that you will have trouble getting the mortgage.
The banks are really strict these days. A lot of sellers are not willing to
take the risk that the deal will fall through because you can't get the
mortgage after the contract is signed.

买过房都知道吧，downpay跟loan本身没有必然关系。好的mortgage broker是不会关心
你downpay多少的，重要的是你的credit score/history。bank会根据这两项给broker
一个list，从downpay 30% - 5%都可以选，还可以把closing fee打进去。
如果broker纠结downpay多少，多半就是想blackmail。

For contract, agree that either 5 or 10% initial (depend on the broker and
your lawyer) is sufficient.
For the loan amount, the sellers do care if they think you can get the loan
or not. Credit score is not the only criteria these days.

for escrow it really depends on how touch your agent is.
for loan amount if ur broker can get loan approved by bank why would seller
be worried about it? after all he gets $$$ from bank.
for these days good credit score/history and employment is totally enough to
get loan approved.

I assume that you know that a normal sales contract would allow you to back
out of the sales if you can't get the mortgage (with the escrow back) after
the bank rejects you, correct?

every time you make an offer?
With 5% down, the bank only ran your credit score and employment
