Studio租两千，是不是新的highrise luxury building? 如果也是老房子的话，和曼哈
顿差不太多啊。

在纽约 major renovation也算new construciton 所以你说这个“看起来象老房子”其
实是说外墙 里面都upgrade过了
至于我的rental unit 不是high rise 是一个五层的楼 不算luxury 但是是leed
certified building 或者说是green building 迎合某一些人的消费需要

rising is at least 900k now.
I don't recommend LIC either. It is a dead area but price is not low (at
least for now)
I think other areas in Brooklyn like greenpoint or the one in this post are
better

i think this is borderline offensive. people who are investing in these
areas are making money. serious money. it might not fit into your budget,
but you cant say they are not good deals.

My though is these do not work out as long term rental investment. People
are more like making bets on flipping them sooner.

我也是想投资，所以很注重出租的价格。尤其是租售比率。
觉得靠近曼哈顿的容易出租。但是觉得你投资的地段更划算啊。
你房子打广告后多久租出去的？

我是thanksgiving的时候挂出去的 整个12月份没人看 不过是过节期间 不算 1月第二
个周有人来看 然后路续有application进来 后来选了一个觉得靠谱的 同时还有一对靠
谱的青年 恰好我们一个邻居的房客搬走了 就把他们给安排到那个unit去了 都是2／
1move in的
然后这两组人都没在broker fee上讲价 都痛快付了 包括我们的房客 即使知道我们自
己的房子自己broke 还是挺痛快的付了中介费 （fee是15％的yearly rental ） 就说
明我们这个定的monthly他们觉得还是good deal的

你真是幸运啊，不过估计你房子内部装潢很好。
速度和租金都很不错。
哈哈，我还不知道自己可以当自己房子的broker.
