发帖数: 12883 | 3 你就说要搬走。 这个季节房东很难找房客的， 只要你搬走， 就是他的损失，
即使找到房客， 中间至少要花三天时间清洗， 也要损失 150， 抵得上6
个月上涨房租了。这么折腾不合算啊。

I got a reply from the property management office (the private condo owner
uses them to charge rent and manage), saying that they can keep the current
rent rate, but only extends the lease to 7/2011 (9 month lease). I was
expecting to renew the lease for another 12 months, but don't understand why
they would only want to extend it for 9 months. What's the trick behind
this?
Another option is: if we agree to extend the lease for 12 months at the
increased rate (current rate + $25/month), they would offer us $50 credit
for the month of October 2011 if we allow them to show the property to other
potential tenants? This kind of confuses me, because we wish to rent beyond
Oct 2011. Is the property management office trying to get leverage (from
other potential tenants) for increasing the rent again for the next leasing
term (starting Oct 2011)?
guys, please help me understand the tricks, I'll treat the best 8 answers
with 50 MITBB$ each. thanks!

到十月份以后找房的少了
你如果搬出去人家有很长时间租不出去的可能
如果你同意让他早点能带人进去看房
这个空房的风险降低了点
他用credit给你补偿
要不然就让你7月搬了，他也不愁找不到人续

首先, 如果你想继续住, 那无论如何不能签约到明年7月, 因为那样的话明年
租金会大涨. 7,8月份的房子很热租, 租金提高100-200都不愁没人租 ,
遇上不懂行请的人甚至能提高租金400租出去. 所以你签约到七月份的话,
明年的续约价格就高很多了, 而且你没有任何bargin power.
到明年10月份如果你允许人来看房, 那么房东可能会提高租金$50-$150,
如果有人愿意租, 那就每你的份了, 除非你也愿意提高房租那么多, 如果
没有人来租, 那么会继续租给你, 少量提高房租. 比如$25-$50.
现在需要你说处你的房租和房型面积, 这样好分析你是否该接受 $25增加额度.

省点麻烦
他现在的说法都是怕你明年要撤退的。。。最好不让他们在你们住的时候看房，不然你
明年还想砍价？问他看的时候东西不见算谁的？SUPPOSE他们没有REALTOR的保险。。。

发帖数: 12883 | 12 续两年风险太大了，博士后不是固定职业，中间可能会发生变故，
比如提前找到工作了，老板funding被砍掉了，或者想挪窝了。。。
签长期约禁锢自己不合算。
租约在十月份以后期满的人应该腰杆很硬的。十月份以后供大于求一直要持续
到第二年的七月的。

很舒服很宽敞的。
