2011年八月底的时候, 老公和我决定开始看房子, 刚好在版上看见有人发帖子推荐

于是有一天快下班的时候,给Carol打了电话, 简单说了一下预算和想买的房子大小
以及地点。通话中得知我工作的地方距离她家仅仅几分钟车程, 然后她说要来接我去她
的home office坐下聊聊。 去了以后上网大致搜了一下符合我们要求的property
listings, 打印出几张纸.。之后她立马开车带我去看了两处。
接下来的两个周末, 我们一家三口(小孩三岁)跟着Carol一共看了二十个房子(周中
的时候我们没空去看,她自己就去看了一些,她觉得不好的,就pass掉了,没带我们再
去)。看完以后, 锁定了想出价的四个A,B,C,D。然后, 去她家, 把这四个房子列下来,
优点缺点仔细比较一下。 最后, 决定先给A出价。 第二天offer被counter回来, 然后
重新出offer, 被接受。接着就是做inspection等等程序,后来房子是十月下旬close的。
Carol办事效率非常高(上面那个链接里的文章里也赞过这一点), 乐于回答各种问
题, 服务周到, 需要签字的文件基本上是她亲自送来, 签好她再带走。整个过程中,每
一步她都很细致, 让我们这样的买房新手省不少心。举一个例子,我们在in escrow等
待期间,有一件跟买房没有直接关系的事,本来该我们自己跟HOA联系,结果Carol自己
打电话发邮件帮我们问清楚,把事情解决了。对她的感觉就是这个人比较值得信赖,后
来我们装修房子的时候也会跟她讨论,征求她的建议(她先生是architect)。
Carol没有rebate, 因为她自信她的服务是不打折扣的. 就像上面那个帖子里面说
的, 买到合适的房子要远比几千的rebate重要. 她给顾客的礼物是,如果顾客很喜欢
某个房子, 但是里面略有无关紧要的小问题(比如我们家attic entrance需要换, 旁边
还要装两个灯, 主卫浴缸需要小小的refinish一下) , 她愿意出资修理。

够profit多少, 当然她能够提供的服务就是这么多。 以gift的名义,她可以酌情处理
,和rebate还是很不同的。
我同意你的说法: 服务是值钱的。

even though this is "your money, your decision" kind of thing, I'd like to
add these to the discussion.
1. It is not that hard to find a realtor who can do a comparable or even
better job, yet still be able to share the commission with the buyers.
2. I think weiqing mentioned this before, and I agree fully, that Chinese
realtors and loan officers serve the Chinese buyers the best. They
understand the needs of their customers.
3. If you are buying a $500k house, and you split the commission 50/50, that
's a saving of $6,250 after tax.

choose chinese agent simply because they feel comfortable to work with an
agent which can speak their language, and most important, the rebate.
some of chinese loan officers are more willing to work with a potential
customer which could maximize their gain, I mean, 20-30 percert down and
enough income, which is easiest to be qualified.
in this volitale market, it's not a good idea to put down 20-30% even you
have the money, there are products out there, you could put down as little
as 5% and no PMI(built into the rate), your interest might be a little bit
higher.
if you go out shopping for house, the one be foreclosed on are those with
enough downpayment, bank has to work with the owner which has little in the
house, they don't pay mortgage and live there for free, same time negiotiate
Short Sale.
very little chinese know how the house is built, they may tell you they know
the market, true, anybody could pull data out and run a comparable. next
time, ask them where builder could cut corner, what's 2x4, 2x8, osb, i beam,
sheering, sheathing, dry-wall, sheet rock, grading, shingle, siding, home
wrap, R-13, chicken wire, ventilation. if you don't do your homework, you
may end up with a house with endless trouble(leakage, mold, termites and
squeak).
Good thing is that most Californian are Yuppie(young urban professional),
you could always find a person with little knowledge about house and pass
your trouble to him.
