看来mira mesa要成为新的闹市区了。已经在那里买房的老房主赚大了。
那里的商店,明显比别的地方的商店人气足。
以后房子能跟utc附近那么贵。
temecula夏天很热的,不如mira mesa住着舒服。
不过我觉得没孩子的家庭还是租公寓好,可以租得离上班近,而且有游泳池有健身房的
公寓。能省不少时间。住远的话,宝贵的生命都在车轮上度过,多不合算。

stock, return RATE matters, not how cheap the stock is, same as purchasing a
property in addition to other considerations such as school district,

Temecula also has pretty good school districts comparable to Carlsbad. Its
price per square feet was within 30% of Carlsbad peak price, but now it is
about 50%. They drop more in bad years, it does not mean they will
appreciate
less in good years. Have you heard about "beta" in stock market?
That said, I do anticipate MM will appreciate more than TV in the next few
years but it was purely because the inventory is tighter in MM as well as
the strong demand from QCOM.
MM's risk is that it all too much depends on a single company and its future
. Temecula on the hand is much more easily cash flow so it attracts a board
range of real estate investors, such as Bruce Norris who is a prominent
SoCal real estate investor.
And these investors do serious analysis before they invest including the
potential appreciation...not like the lazy-ass analysis that you just did
with the realtor slogan of "location, location, location".

其实你要不是非去抢新房,有两个很不错地方往往被人忽略。
一个是踢了三他, 典型的中产区, 房子比MM整齐,学校也不错,99买菜很近,军事纪
念品也捡的差不多了。
还有恩赐妮塔斯,从中到高房子很多,跟CV一个高中学区。如果在琐忍谷上班路上时间
跟4S差不多。 |

What I read from this is that they will allow people with negative equity to
refinance and lower the down payment requirement (only 3.5% for FHA now!)
for first-time buyers. Basically, the responsible lending standard is the
only thing that keeps the housing price still in "reasonable" range and
Obama is vowed to remove it. What else that we don't have in place comparing
to the housing bubble in 2006?
1. Shortage of new homes comparing to the household formation: Check
2. Negative real interest rate from fed: Check
3. Loose lending standard that requires almost no down payment and will lend
more than the underlying property value: Check
4. Using home equity as ATM to fuel the bubble economy: Check http://finance.yahoo.com/news/americans-tapping-home-equity-again-160850204.html
Yes, payback may eventually come. But not anytime soon.

with his farmland talk recently, but Jeremy Grantham at GMO mentioned about
farmland years before Schiller discovers it.
And between S&P500 and real estate, I think real estate is just in an early
stage of bubble, but S&P500 (more so with small-caps) have bubble signs all
over them. It comes down to where you can park your money relatively safely.
There is bubble everywhere now (thank you, Ben). I think both farmland and
real estate are still in early stage of bubble. If you buy index now, you
are looking at negative "real" returns in the coming years. Some individual
stocks may outperform (e.g. QCOM), but overall stock market is going to be a
terrible place to over-weight your portfolio because it has priced in so
many good news.
Of course, it is all speculation at this point. No one knows for sure. As
Jeremy recently said, maybe someone would start to claim "with discount rate
this low, the DOW should sell at, perhaps, 36,000". We have to look back
several years from now to see who is right.
