today 40w loan refinance:
5ARM - 2.625%
7ARM - 2.625%
15 Yr. Fixed - 2.625%
30 Yr. Fixed - 3.5%
arm现在不合算，除非已经做好准备这个房子过5年或者7年就会卖。
如果不打算卖的话，应该选15或者30年锁定利率。
agressive的，自住房锁30年，再买一个投资房也贷30年fixed。
保守的，自己的房子30年fixed。
不想投资，但想省利息的，选15年。

dropped to 3.125 recently.

If Loan amount 400K, SFR, Primay, LTV75% or less, FICO 740+,
The best rate are:
2.5% for 5 yrs ARM
2.625% for 7 yrs ARM
3.0% for 10 yrs ARM
2.5% for 10 yrs fix
2.625% for 15 yrs fix
3.375% for 20 yrs fix
3.5% for 30 yrs fix
所有利率都是没有impoud account而且没有closing cost
