1. Prices still disconnected from fundamentals. House prices are still
far beyond any historically known relationship to rents or salaries. Yearly
rents are 3% of purchase prices, which is less than half of 6.5% mortgage
rates. Total owner costs including taxes, maintenance, and insurance are
about 9%. Salaries cannot cover mortgages except in the very short term, by
using adjustable interes
