一个朋友买了房子,叫了2万定金,签了offer,lift了所有的contigency,还没有签
loan,还有2个礼拜close。现在还可以反悔不买吗?是不是就是损失定金啊?
高人指教。多谢多谢!

一般合同上都写了最大的损失就是定金。

If liquidated damages clause were in the purchase contract, (item 16 usually
), then only the deposit would be retained by seller.

How much is the total cost of the house? Is it in a market where a lot of
people would bid if it went back to market, and is the general consensus of
the house price area rising or falling? There are some tricks to play to
minimize the loss. If there is a good / experienced buyer agent, talk to
him/her and share some saving on the potential losses with him / her and you
might even get most of your deposit back, if not all of them.

Assume the seller get 10k after he splitted with his agent.
If I were the seller, why would I give up 10K easy money if I can sell my
house same price or higher later? of course not.
If the price might drop 10K if it were put back again to the market, the
seller would still doesn't care. Since again he lost nothing.
if the price drops more than 10K, you might have a chance to recover some
money back, if and only if you/your agent can produce a buyer who is willing
to pay the asking price. Gosh,
