最近有两栋building相继发生一侧地基下沉现象。
一栋 (A) 通过raise foundation据说已经修好。十年保修。
另外一栋 (B) 也很快要做同样的“手术”, 希望也能修好。
一个朋友现在想买B栋中的一个unit. 问是否值得冒这个风险。
1) 一旦“手术”失败,是否会影响房子value?
2) 即使修好,十年后会再发生地基下沉吗?
3) 一个community有 >= 两栋发生地基下沉, 是否说明当年builder的材料或施工方
法有致命问
题?
4) 地基下沉问题在北加州(特别是湾区) 是常见问题吗?

r******d 发帖数: 1879 | 4 Expansive soil is very common in California, and poorly designed houses
built on it tend to have settlement problem in drought whether. So it is
kind of common problem for old houses.
To fix the foundation, it usually costs 20-30K and about 2 monthes. |

Will it be an issue when the owner sells the unit in the future? |
r******d 发帖数: 1879 | 6 first of all the contractor needs to get permit from county to do this type
of work. So if the work is done properly the house will pass inspection in
the future. So no problem. |
