evergreen的优点是房子大,有很多是10年以内的新房。学区还不错。缺点是交通差(
不过比pleasanton近),社区里公园少。
学区好估计还是因为亚裔比例高,学校里绝大部分是老中、老印,还有越南裔的。

Dublin Ranch:
Advantages:
1. Good school district. There are two elementary schools (954 & 933), one
middle school (911) and one high school in preparation and will open in 2012
. The high school will be a good one within 5 years based on the good
elementary school and middle school.
2. population: 1/3 Chinese, 1/3 Indian, 1/3 white
3. New houses. Most houses were built after 2000. The floor plan is much
better than Windermere @San Ramon. The price is still low and affordable. $
700-750K for a 2300-2600sqft single family house.
4. Transportation: close to BART and 580. Again, better than Windermere @
San Ramon.
5. Normal tax rate. Again and again, better than Windermere @ San Ramon.
6. Far from earthquake belts in Bay Area.
Disadvantages:
1. Close to Jail. (1-2 miles)
2. Transportation: have to fight traffic on 580 and 680 if working @ silicon
valley. But OK if working @Fremont, Milpitas, ...
3. Large space for new houses, which may slow price increasing in 5-10 years
. But after 5 years, there will be not much space for new houses and the new
good high school will attract more people to this area. We will expect a
fast price increasing in the area at that time.
4. Lower income families live in the condos/town houses close to 580. But these condos and town houses are not that cheap. So not bad la.

But a single family house built in 1950s with 3 bedrooms and over 1500sqft
in good school district like cupertino/94087 of sunnyvale/Lynbrook of SJ
would cost ~1 million.

a couple years back, they don't worth that much at all and not considered
good school district. that is why i
think they have better 升值潜力.

Yes, we are. Tri-valley area probaly physically is not a part of Bay Area,
but people working @ 湾区 are living there. And, the house market is already
a part of the whole 湾区 house market and affected by the market.
