If without the heavy lobbying (i.e. monetary donations) in Congress by the
the likes of the infamous National Association of Realtors, it should be
similar to buying boats or trailer houses already, saving all home buyers
billions of dollars.
Internet replaces agent for some homesellers
In 1995, Bryan Dunlop launched ComFree, a commission-free service that helps
homeowners sell their houses without the assistance of an agent -- but with
lots of help from the Internet. Eleven years later, Dunlop, 61, is sitting
atop a western Canadian phenomenon.
Dunlop says that ComFree listings now represent 13 per cent of the Winnipeg
housing market. The company has opened offices in Calgary, Edmonton, the
Okanagan, Brandon and two Australian cities, Perth and Sydney. Most recently
, it opened an office in Vancouver where it has 73 listings, including four
from Vancouver Island. That's a tiny bite of the lucrative Vancouver and
Victoria housing markets, but the company expects to make big gains.
With a five-year presence in Edmonton, Dunlop says ComFree transactions
represent 30 per cent of that market. This number came into dispute when the
Alberta Real Estate Board filed a complaint with Alberta Government
Services under the Fair Trading Act in August 2006.
Eoin Kenny, AGS spokesperson, says the investigation is ongoing. "We are
continuing to have discussions with them (ComFree) on a couple of issues
regarding their claims about market share and the amount of savings ComFree
has promised."
ComFree has a plan to keep up interest in its services. The company has
launched an aggressive radio advertising campaign to attract browsers to its
website at www.comfree.ca, its key marketing tool. Dunlop credits the
company's success to the wide reach of its services that, in addition to the
website and radio ad blitz, includes a bi-weekly glossy magazine of
listings. Customer services include a one-on-one training program on how to
sell a home, a market-evaluation software package, print material, a 24-hour
help line, and access to lawyers and notaries.
Casey Oppen, 23, put his first home on the ComFree site, even though he has
already transferred to Alberta. His Sooke house has been on the market since
Dec. 10. He heard about ComFree from a cousin who sold an Edmonton condo
within three days of listing.
"There are a lot of ancillary services you get with a real estate agent,"
says Oppen. He believes a realtor might sell his house faster, but he
prefers to sell the property himself to save on the commission, which he
estimates could be as high as $20,000.
Ingrid Gavin, 45, listed her Saanich home through ComFree and sold it within
one week. She says she won't be doing that again. Her reasons have more to
do with the heated state of the Victoria real estate market than with
ComFree. Her buyer never used the ComFree site, but instead was the son of a
neighbour who had noticed the for-sale sign on the front lawn.
"I don't know that ComFree is well-known enough out here," says Gavin. "I
think you have just as much luck putting an ad in the TC or a sign out in
the front yard."
All the trappings of technology do not a real estate sale make.
As Iverson Moore, senior associate in the National Association of Realtors
public affairs division in Washington, D.C., says, "Technology has
transformed the way realtors do business, but in real estate, high tech
doesn't come at the expense of high touch.
"At its core, residential real estate is still grounded in relationships."
