要remodel 房子了， 相信本版面不少contractor， 请直接联系我们报价吧，可以是general contractor，也能是做分开项目的，我们都会考虑。
第一个项目： 房子里面采光不好，要在每个房间roof 上弄2个采光瓦（就是那种长方形的毛玻璃了，每个一尺长的样子），这样房子里面能有自然光。
第二个项目： garage被前房主改成Den了 （外面另外修了一个garage）。Den里面是直接的水泥地面，很冷，没有insulation。地面也比其它房间低下 1 尺左右, 准备水泥地面上铺上木头网格把地面举高，然后铺木地板。
第三个项目，屋子里面的有些电路很老，没有地线，需要换成三相电路。
第四个项目：房子主体结构都是金属房顶，但是garage和后院里面一个房间的Root不是金属的，开始leak了，需要换了，准备把它们也换成金属的Roof。
第五个项目：屋子里面需要换insulation，改善隔热系统。
第六个项目： 屋子里面大部分窗户都是double plane的，但是几个bath room里面有3个小窗户不是doouble plane的（据说是因为前owner找不到那样的标准窗户double plane），准备把窗户改成标准大小，然后换成double plane。
第七个项目： remodel 厨房和3个bath room
第八个项目： 杀dry wood termite，白蚁。

shoot a few comments here, hope it helps.
What is your total budget? It seems that you will be dumping $70K - $110K on
this project if you get all these items done.

It depends heavily on what type of house you have. Eichler? Ranch? 2-storied
? CapeCod?
面能有自然光。
Not sure what is "采光瓦". But either you do light tubes or sun tunnels
which is limited to 14" in diameter due to the distance between ceiling
joists are typically 16". Or you can do Sun roofs, which requires structural
engineering. You need to remove sections of the ceiling joist and re-
inforce surrounding ceiling joists. Not cheap. Sun tunnels installation costs $500-$800 each including materials. Sun roofs will be in the neighborhoods of $2000.

Why? Converted garage will never always get a negative resale value unless
you have built a garage somewhere else.
Price will depend on your outlet location, whether they are easy access or
not. You will need to run a 12-gauge bare copper wire ALL the way from the
electrical panel ground to the outlet ground. You cannot run the copper wire
splitting from other locations. I would say a typical electrician will
charge you at least $80/ outlet. It doesn't cost any more to just run a new
12/2 wire from the panel to the outlet. Add a little bit more and you can
have your whole house re-wired. FYI, total re-wiring of a ranch house built in 1950s including replacing the out-dated electrical panel is about $6-8K. Electrical Panel itself cost $2 - $2.5k including materials.
My house, 1850 sq-ft ranch, cost me $15k to re-roof, 50-yr Certainteed
landmark plus shingles. Metal would me 50% more expensive than composite
shingles.
My 1850 sq-ft house, $1200 for removing existing insulation and $1200 for
putting in blown cellulose, R38. Blown-in fiberglass cost the same. Batt insulation cost a little bit cheaper but the effectiveness depends heavily on how the install was done. Blown-in insulation is a lot more installer independent. Remember to ask the installer to install ventilation chutes - some will forget to do it and cover your attic vents.

Changing the window size will be costly because it will require you to tear
down the wall, resize the window frame and patch up the drywall and stucco.
Very expensive. You are talking about $1000+/window for labor plus permit fees.
Retrofitting windows are a lot cheaper. (the window itself is a little more
expensive but the labor is cheap.)
Kitchen remodel ~$4500 labor for my 15x10 kitchen + $15k on sinks, cabinets,
countertops, appliances etc.
bathroom: $3000 labor + $4K+ for parts for each bathroom.

发帖数: 1113 | 5 Thanks. 这个房子原始面积挺小的，现在大于2000尺都是1990后前房东买了加建出来的。所以房子里面的original 厨房，bath都挺小的，这几个最cost的item remodel应该会便宜很多很多。
对于converted garage，因为前房主已经把它convert了，是有permit的面积。墙上窗
户，insulation等等都有。只是因为celing不够高，前房主没有把水泥地面填高，导致
现在进去感觉有点冷。我们准备给它下面加上一个空气层，这样就不会有隔热问题了。
对于电路，这东西能last无数年，不是有必要把全部的都换成三相电路，准备只换一
部分会负荷重的，或者每个房间换一个三相的outlet.
关于ROOF，房子整体结构都是20年前换的金属roof，只是那个新盖的garage和后院一个
加建的entertaiment room不是好roof，现在有leak了。所以只需要换2个房间roof，应
该会便宜很多。
关于insulation，墙和窗户大家都会弄。但是上和下呢？（ceiling 和地板）下面也有
insulation么？
关于窗户，既然增大窗户很贵。那就customerize double plane吧。 估计卖窗户的dealer自己也cut。是让dealer cut呢还是还是应该让install 窗户的contractor来cut 窗户？
关于厨房，这个房子厨房挺小的（原始房子只有1158 squr foot），可能只需要花你
1850 house的cost的一半。 bath 也一样，都挺小的，也没有太多可以弄的，也就是换
个tub罢了。

95014的小黑屋，1200尺，得全部重新整过。还要加盖2间。

我估摸着，没有15w，可能下不来。

发帖数: 821 | 10 $150+/sq-ft for >500 sq-ft addition. Bathroom $10k+/each. If you are only
adding a couple hundred sq-ft, $200+/sq-ft. $50k can't get you very far
unfortunately.
