感觉买投资房即使是0%收益rate,也合算.付了downpayment后,贷30年款,30年后
,租你的房子的人替你付morgage买了房子。所以即使是0%收益rate,你赚了一栋房产. 这个想法对吗?

Yes if you store your cash under your bed.
No if you have other better investment. Such as investing in an IPO, and
boooooom, you are a billionaire. ;-)
BTW, investing in real estate has more headache and inconvenience than
many other investment.

also need consider repair, vacant rate, utility and manager fee.
Real Estate investment is a long long-term investment, need be handy.

不对。假如你把downpay买股指。算7%/yr,30年等于翻八倍。比你这0% rate好。

If buy investment house, it will be 翻四倍 after 30 years.

S&P life time is 8%+. Even if you use the worst 30yr which includes the
great depression, the annualized return is 7.56%
Or if you just use 20yr from 1988-2008, which includes three crashes (1980,
2000 and 2008), the annualized return is 8.81%

看贴要仔细。
在湾区买“白菜房”的话,with 25%+(或更多)首付,租金可以cover月供(包括保
险,维修和空房期)。所以这类房比最低点涨了不少,很多投资者都在看。但版上有人
说这种房子在未来涨价的可能很小或不涨价,你可以看看他们的帖子。
我没有说“买投资房合算”,要不岂不成房托了?我只是回答白菜房满足LZ的要求。当
然房黑也不关心白菜房,否则也不用黑了。
最主要的看你放多少down payment,如果放70%+,PA也可以的,呵呵。

Do you mean 4 times or 2**4=16 times?
As rule 72, your investment will double every 10 years with 7% return. You
will get 8 times return (including principle) over 30 years.
With paying tax every year, you can get about 4% return. You will get about
4 times over 30 years. (Oh, you may mean this is 翻四倍. I am begging you to
use 四倍 in the future, not 翻四倍 which is confusing). It's called the
power of compound interest investment.
When you buy an investment house with this down payment, you can buy a house
4X (25% down) or 5X(20% down). Basically it's a wash as investing in SP500.
It's called the power of leverage.
BUT you have to pay tax on the property when sale. The house has to
appreciate something to cover the tax. How much would you expect the house
to appreciate over 30 years? 2X (2% a year), 4X(4% a year)? Also will you
believe what the rental price would be over the 30 years?

Even if you are passionate about real estate, it is much better to invest in
other things like REITs. Being a landlord is a lot of work and very slim
return on investment.
