标 题: Should I refi now?

My mortgage is currently 5 yr ARM at 2.625, and the first 5yrs have 3.5 yrs
left. Now the 30 yr fixed rate is 3.5for me. The 10 yr note rate is kind of
flat currently , but may potentially rise. Should I refi now to lock a
longer rate? |

2.625%

just help broker making more Refis. |

LTV <=60.
It depends on how you predict the rate trends , If you think long term rate
will be flat or lower , you can stay for 3.5 yrs with your 2.625% and change
to 30 yrs fixed later, but if rate keeps going up, then you will miss the
historically low mortgage rates... |

5ARM或者7ARM，即使rate相同，no cost的refinance就等于把优惠的利率给延长了，如
果转7ARM这个，你等于2.625%的这个rate一直用了8年多，明显有利嘛。 |
