While real estate is a global commodity, it is hyper-local in its valuation,
and response to market conditions.
That being said, inflation, jobless rate, and "shadow inventory" will
continue to weigh on the housing market across the board. I see the
recovery as "sawtooth"; spikes up when demand exceeds supply, and spikes
down as lenders react to those spikes by releasing inventory to the
marketplace. Those sawtooth reactions can be as little as a 30 day cycle,
or as long as a 3 month cycle, always returning to the general level at
which prices are now. In time, as we come out of this, the sawtooth should
show longer and longer cycles with higher highs and higher lows; in other
words, trending upward over time, but only SLIGHTLY. In general, I am
telling my clients to plan for at least a 7 to 10 year hold if they buy now.
I would call the next 7 years a plateau market, with a sawtooth built in.
I do not see speculation (like in the early 90's) coming again any time
soon. If nothing else, this market has changed the way consumers, and
realtors, look at home ownership.
