Prior Use of Property. Seller is informed that the underlying property
comprising the
Community was used previously as an industrial warehouse constructed in the
early to mid-1980s and
used as a concrete tilt-up warehouse facility with offices. Adjacent
property uses included a railroad rightof-
way to the immediate west that was utilized by Union Pacific Railroad as the
William Street Rail Yard
from the early 1920s until approximately 1995. Environmental assessments and
remediation of the soils
were conducted that resulted in a case closure issued by the California
Regional Water Quality Control
Board – San Francisco Bay Region (RWQCB) in November 2005. Further soils
testing in 2011 detected
concentrations of arsenic that exceeded the RWQCB’s Environmental Screening
Levels (ESLs).
However, based on analysis by the RWQCB in January 2012, the concentrations
of arsenic were
consistent with background concentrations (i.e., naturally occurring) found
in soils in the area and did not
require remediation to lower the concentrations to within the ESLs.
