A Vallco Plan worse than 2016 Measure D is coming......
-- 40% bigger in mass;
-- building height 70% taller;
-- almost 4 times more housing units;
-- school benefits halved
-- very limited park land as required

Public Hearing of Vallco Project will take place on September 18th City
Council Meeting
Please refer to September 18 City Council meeting details. Vallco Town
Center Special Area plan will be discussed in item 17 on September 18th.
Please attend the meeting and wear **RED** to oppose such a high density
development proposal.
The project impacts:
10,000-12,000 workers or 8,000 new residents (about 1/3 of Cupertino’s
population) crammed into less than 1/10 of a sq. mile.
Much worse traffic congestion: Adding 1/3 more commute traffic to already
congested traffic.
Much more dangerous school traffic. Adding about 1000 K-8 students to
commute to lower enrollment schools from already overcrowded schools near
Vallco.
Worse housing shortage: The amount of office creates worse housing
deficiency, which will trigger more high-density projects under aggressive
state laws.to streamline more high-density projects with no infrastructure
support. Cycle of abuse.
Parking nightmare: Nearby shopping centers and nearby neighborhoods will
become parking lot for Vallco tenants, workers and customers.
More tax burden for resident: Tens Millions of dollars to finish the
interior of the Performing Art Center and continuing operating cost. Tens
Millions of dollars to finish the interior of the City Hall. The City will
go into debt while the much needed Library Expansion would never happen.
More property tax increase to expand the already-at-capacity sewage system.
Higher water rate, on top of the projected 10% increase per year. More
county-wide bond measure to fix worse traffic condition. More spending for
police and emergency service who have to cut through more congested traffic.

Council on residents side to force developer to negotiate again. Please vote
for BC supported candidates to make it happen!

Write to City Council to say NO to current Vallco proposal.
Please write to Cupertino City Council to oppose current Vallco proposal. If
you don't speak up, the council will only hear from developer side. Please
make your voice to be heard!
You can read Better Cupertino Blog to get more details on this Vallco
Specific Plan.
PLEASE NOTE: The SB 35 application needs to comply with the General Plan and
the Housing Affordability Act. But Sand Hill Properties continues to act as
if the SB-35 application is compliant while at the same time push the City
to approve the much denser Vallco Specific Plan. If the SB 35 application
were truly compliant, Sand Hill should be in no rush to push through the
much denser Vallco Specific Plan.
Some Cupertino residents have filed a lawsuit against the City’s “approval
” of the Vallco Town Center SB 35 application because the application is
not compliant with the law. Recognize the Vallco Town Center SB 35
application for the bluff the property owner likely intends.
Don’t fall for it. Instead, STAND UP for your community

wrecked by the decision of a spineless city council cowed by the greedy mega

The plan most likely to be approved on Tuesday contains:
2,923 residential units
1,750,000 sq. ft. office space
400,000 sq. ft. commercial + 85,000 sq. ft. community space
up to 150’ height + up to 20’ roof structure (14 stories)
total square footage: 11.3 million sq. ft.
The voter-rejected Measure D (a.k.a. "The Hills at Vallco") contains:
800 residential units
2,000,000 sq. ft. office space
600,000 sq. ft. commercial + 40,000 sq. ft. community space
up to 92’ height + up to 25’ roof structure (10 stories)
total square footage: 8 million sq. ft.
For comparison:
Salesforce Tower in San Francisco is 1.6 million sq. ft. (or 14% of the
Vallco site)
Apple Park is 2.8 million sq. ft. (or ~25% of the Vallco site)
The two landmark skyscrapers in New York City:
Empire State Building is 2.73 million sq. ft. (or 24% of the Vallco site)
One World Trade Center is 2.60 million sq. ft. (or 23% of the Vallco site)

The Evolution of Vallco Allocation: How the Council Gave Away Billions-
Dollar Development Rights For Free Over Three Years?!
The following bullets show the evolution of the office and residential
allocation at Vallco since 2014:
The housing units increased dramatically from 0 to 389 units (pending
approval of Specific Plan), to 800 units to 2400 units and now almost 3000
units.
The office space decreased just a little bit from 0 to 2 million sq. ft. (
pending approval of Specific Plan), to 1.75 million sq. ft.
The building height kept increasing from 3 stories to 9 stories to 14
stories.
The resident-desired retail space kept decreasing from 1.2 million sq. ft.
to 600,000 sq. ft. to 400,000 sq. ft.

Vallco: It’s Not For Residents!!! Worse Traffic and Higher Tax Burden
This is the lousy deal that our City Council is likely to approve on Tuesday
, September 18. Three votes on the Council will determine the fate of Vallco
and thereby the future of Cupertino. Do they represent you?
The residents will not get to vote on their future. Speak up to oppose this
monstrosity by September 18, 2018 or the City Council will approve a plan
that’s more dense than the voter-rejected Measure D.
