CMA has conducted visual inspections and destructive testing of the project
which revealed, among other things, water infiltration through the building
envelope, including but not limited to, the siding, stucco, decks, roofs,
guardrails, and other exterior locations. Stucco cracks and lack of proper
weeping provisions in the stucco system were noted in addition to improper
integration and sealant between stucco termination accessory to wood trim
junctures and stucco to siding clad wall transitions. The soffits, as well
as interior components beyond the metal flashing, also show additional signs
of water infiltration. Problems with exterior openings were observed,
including the flashing, gaps / separations at various locations including
windows and doors including garage doors, and lack of proper installation
and/or integration of various components which do not meet industry
standards.
ESR has performed floor level surveying, which has confirmed excessive
settlement/movement of the buildings through subsidence, which has caused
cracks in drywall, flatwork, foundation walls and streets, in addition to
sloped flooring. Alan Kropp of Alan Kropp & Associates has also completed
Cone Penetration Testing (“CPT”) and installed piezometers at the project
as well to assist in analyzing the complex geotechnical issues which exist
at the site. |
