below 5 percent. But low rates have done little to lift the struggling
housing market.
Freddie Mac says the average rate on the 30-year loan declined to 4.80
percent from 4.91 percent the previous week. It hit a 40-year low of 4.17
percent in November.
The average rate on the 15-year fixed mortgage fell to 4.02 percent from 4.
13 percent. It reached 3.57 percent in November, the lowest level on records
dating back to 1991.
Mortgage rates tend to track the yield on the 10-year Treasury note, which
fell earlier this week.
The average rate on a five-year adjustable-rate mortgage fell to 3.61
percent from 3.78 percent. The five-year adjustable-rate loan hit 3.25
percent last month, the lowest rate on records dating back to January 2005.

Whether it's worth it depends on the closing cost and how long you can
recover your cost. Rule of thumb is less than 1 year.

发帖数: 74 | 9 closing cost都是看具体的情况，每个人都不同。如果你credit score >= 740, LTV <
= 80%, loan amount <= 417k, blah blah, closing cost介于几百至$2000之间。
现在没有no closing cost refi。
不过你说的对，风险很高，没有现金储备，不要做。

年底极端恐慌
的情绪下会选择美元现金，否则肯定买了房/股票/债券等等，把这些投资打乱拿钱出来
refi通常不合

举个例子，勿人肉。一个白人老头和我关系不错，他的房子买的早，但是拖拖拉拉总也
还不完，因为
总是不断的refi。因为refi，有不少钱买股票，还用了leverage。2.7x的时候不卖（x
是进
价），不幸在危机中被强行平仓，又赶上arm到期，幸亏保住了工作，从头再来。
