发帖数: 1500 | 3 我猜测是listing agent在网上填信息时写的，有的房子在redfin上还没有写呢。
要看记录，建议去看king county上的记录。
不过房子状况好不好，你看的房子多了，进屋看看在屋子外面看看，结合builder的名
声，再加上disclosure上关于房子状况的记录就可以大致给个判断出来

吧房子地址或者号码输入就可以看房子的信息，里面有建筑状况的等级信息
disclosure statement（记得也叫form 17）：
当你看上一处房子，buyer agent应该负责发给你看这个或者你主动找buyer agent要这
个资料看，里面有关于该房子的title、structure、周边环境等状况的描述，都是是卖
家自己disclose的关于房子的信息，比如以前是否漏过水，是否有滑坡，是否有虫灾。
。。
唉，感觉我应该去做agent了

发帖数: 1500 | 9 我关注过的房子在king county上一般是9或者10分。也搞不太清楚它给这个分的依据是
什么。。。
反正个人觉得都不如自己到屋子里外多看。在屋子里看的时候要注意抬头看看天花板，
特别楼上有卫生间的位置，有些漏水的痕迹，自己看房子时都可以肉眼看出来。
还有要是看多了，第一眼就应该能感觉出来这个房子是修得结实讲究的，还是做工简单粗糙的。

BUILDING GRADE. Represents the construction quality of improvements. Grades
run from grade 1 to 13. Generally defined as:
1-3 Falls short of minimum building standards. Normally cabin or inferior
structure
4 Generally older, low quality construction. Does not meet code.
5 Low construction costs and workmanship. Small, simple design.
6 Lowest grade currently meeting building code. Low quality materials and
simple designs.
7 Average grade of construction and design. Commonly seen in plats and older
sub-divisions.
8 Just above average in construction and design. Usually better materials in
both the exterior and interior finish work.
9 Better architectural design with extra interior and exterior design and
quality.
10 Homes of this quality generally have high quality features. Finish work
is better and more design quality is seen in the floor plans. Generally have
a larger square footage.
11 Custom design and higher quality finish work with added amenities of
solid woods, bathroom fixtures and more luxurious options.
12 Custom design and excellent builders. All materials are of the highest
quality and all conveniences are present.
13 Generally custom designed and built. Mansion level. Large amount of
highest quality cabinet work, wood trim, marble, entry ways etc.
As for building condition, it comes from Poor to Very Good.
BUILDING CONDITION. Relative to age and grade. Coded 1-5.
1 = Poor- Worn out. Repair and overhaul needed on painted surfaces, roofing,
plumbing, heating and numerous functional inadequacies. Excessive deferred
maintenance and abuse, limited value-in-use, approaching abandonment or
major reconstruction; reuse or change in occupancy is imminent. Effective
age is near the end of the scale regardless of the actual chronological age.
2 = Fair- Badly worn. Much repair needed. Many items need refinishing or
overhauling, deferred maintenance obvious, inadequate building utility and
systems all shortening the life expectancy and increasing the effective age.
3 = Average- Some evidence of deferred maintenance and normal obsolescence
with age in that a few minor repairs are needed, along with some refinishing
. All major components still functional and contributing toward an extended
life expectancy. Effective age and utility is standard for like properties
of its class and usage.
4 = Good- No obvious maintenance required but neither is everything new.
Appearance and utility are above the standard and the overall effective age
will be lower than the typical property.
5= Very Good- All items well maintained, many having been overhauled and
repaired as they have shown signs of wear, increasing the life expectancy
and lowering the effective age with little deterioration or obsolescence
evident with a high degree of utility. |

我见过的13的房子就是一个mansion。一个打棒球的人拥有的。
Generally speaking, each builder has a default building grade level and +/-
1 level. For example, buchan homes have 10 as the standard, but can go up to
11 or down to 9. Murray Franklyn is 9 and can go up to 10 and down to 8.
