在issaquah highland上面一个05年的2 story SFH。刚做完验房，inspector说crawl
space靠墙有一处积水，可能是当时埋电线挖开土没有填回去，导致那处有个低洼的坑
地势低，drain不能把那里的水排出，估计把那里填平drain就可以把水派出去了。整个
drainage system应该是有的（不太懂，不过看到照片里crawl space其他的地方是干的
并没有水的样子）。
不知道这个要紧吗？inspection report上面说建议咨询qualified drainage
contractor来建议做必要的修理。seller不太愿意，我们有必要自己请一个来看吗？（
听说积水有可能是很严重的问题？）
烦请同时推荐drainage contractor。谢谢。 |

说，很多房子建在低洼地，drain又不好，确实要避开，但如果房子周围没有积水隐患
，可能问题就不严重。 |

大概也不是低洼地，但是坡地。这个房子是在issaquah highland，那里地势有点斜坡
，它的门朝北，后院朝南，东西是个坡度大概10来度的缓平坡（东高西低）,然后南边
比北边高（前院有四五级台阶进门，后院有有段平地然后地势升高七八级台阶上去出后
院门吧）。前后院都比较小，那里房子建的都挺近的一个挨着一个。我本来担心后院那
么坡会不会有水流进来，不过看了好像没有积水，后院门外路边铺的像是树皮木屑那种
的，踩着干干的。
汗，不知道说清楚了没。：）

suppose to be like that . Electric wires under water? Not right!
I do not think filling the spot will solve the problem

没有填平就收工了，结果地面低洼不平就积水了。电线是否应该埋在地下呢？如果不积
水了的话是否电线就没问题了？谢谢

them to the garage. It is very unusual that they run the wires under the
foundation instead of through the walls.
One more thing:
The report indicated "raised foundation". Does that mean the foundation has
been raised ( by presure filling under the foundation using cement mixture,
it looks like it may be the case, becuase the photo shows there is cement
mixture under the foundation) after the the house was built? If that is the
case,this house may have drainage problem which resulted in abnormal setting
. But this is my guess.

的房屋基础形式，不是指房屋建成后被抬高的。还有，照片里的水泥块是foundation的
footing，绝大多数foundation都有footing的，不稀奇。

发帖数: 135 | 14 inspector没有提到地基有什么问题，这个房子建好之后应该没有做过大的改动。
说到电线，当时inspector倒是没有提到走线有什么问题，只是说可能土挖开之后没有
填回去导致地不平，所以之前并没有注意到电线可能有什么问题，也没有去查具体的走
向和作用。
这个房子出租了一年，楼上客卧的马桶漏水浸坏了地板vinyl（可能马桶下面密封圈没
装好），屋顶safty brackets没有盖子可能造成那部分attic里看到有点leakage，
crwal space另有一些insulation batts掉了等的小问题，这些seller都同意修了。外
墙7年了，需要重新粉刷，seller给1k credit。
就是这个积水问题seller不肯修，据说后面还有buyer排队等着呢。。。想自己再约人
去看seller也没给response不能开门。
所以该绕道算了么，唉

发帖数: 135 | 15 帮忙看看这个图片，墙角处的好像也是电线吗？（这个图inspector想说的问题是vapor
barrier需要展开固定好，seller同意修了）
不过这应该也不是前房主自己搞得啊，这个builder是DR Horton，还想着大builder不
会有太大问题。

平造成的，那个是通往车库的电线，虽然走线有点奇怪，但也没什么问题。放心多了。
觉得wu construction真心不错，打电话很快就预约好了，免费上门来看，人也非常实
在，说的很细，感觉很专业（虽然没有做活，只是听他讲）。
非常感谢大家的帮助。这个房子还是入手了。新手对程序了解不够清楚，其实这种情况
，inspection完后和seller说好，找专业的contractor过来评估（基本都免费做评估）
，然后再谈比较好，不那么被动，呵呵。
