怎么办呢？appeal the appraisal 可行吗？一般要多久？

如果是500万的房子，3% = 15万，好像不多。
20万的房子，3%=6千， so so.
60万的房子，3%=1万8钱，好像蛮多了。
不过如果超过这么多，有可能你的agant不够努力呗。
再说了查下来低了，你就该乐了，可以让中介帮你问Sell要钱啊，不然你就说你不买了
呗。

less, and you can not stop people from buying what they can not afford. |

etc, in the area, it would be fine. Appraisers usually takes a few samples
of recent comparable sales in the area to come up with the value of the
house. Footage is a major parameter but in real life a better updated house
values more in buyer's mind. |

The sellers have been really hard to deal with from the very beginning. They
won't lower price by 1 penny based on low appraisal.
Also, they demand to live in the house a few extra days after the contracted
date (didn't offer to pay for the mortgage, tax etc for that few days; we
are not yet in the stage to ask yet so not sure what their responses would
be).
We don't have much down payment. But we love the house...
If we appeal the appraisal, how long does it normally take? How is the
success rate?
Any feedbacks would be much much appreciated! :) |

我这样看这种问题。 就是如果自己真的很喜欢这个房子， 那就多个一万二万无所谓了
。 因为从长远角度往回看， 你会发现这个一二万不算什么的。 千万不要为了这个小
钱， 就让自己很后悔。 如果你不是非常喜欢这个房子， 就和seller 扛着。 看看最
后谁让步。
我2011年底买房子的时候， 为了1万美金， 和seller 耗着。 那个时候也没有人买房
子。 房子市场非常低迷。 虽然seller 没有别的offer， 但是也就是不同意让我1万美
金。 在back and
force 之间， 我另外一个offer 签了。 就为了那口气， 我居然也飞快买下了后来的
房子。 现在没有买的那个double 了， 后来买的涨了才50%。 那早知道这样， 我当时
为什么不同意多付个1万美金呢。 而且没有买的那个房子有4个车库， 现在的才2个。
家里垃圾都没有办法放进车库。 亏大了呢。 |

另外，Seller多住个3～5天，没什么。我一同事抢到一个热屋，就是同意让sheller 多
住了一个月。只是象征的交了少许房租。您这3天是可以免费的。

time, good for you :)
For the sellers, who unreasonably demanded more and more, even AFTER signed
contract. we want to put offers on other houses, but that makes the process
more time consuming...and we do like this house a lot w/i budget, others not
as much.

LOW APPRAISAL 首先要找原因 把REPORT仔细翻看，跟对比的房子比较一下为什么会低
。。。
然后，在根据原因去解决，如果APPRAISER选错COMPARABLE了，或者哪些数据用错了，
让他改正就好了。如果你们BID高了，看附近市场形势判断，问你的AGENT，他最好给你
个正当的理由。
