charge on refi loan has to be amortized over the "term" of the loan. e.g.
30 or 15 yrs.
closing costs is to be added to the "cost basis" of your prop.

or offset by rebate, then doesn't count.

Thanks for your answers. I think you are a tax expert and I do believe you
are right. However, I can not find the words from IRS instrucions to support
"
you only count the costs/fees you "actually paid". if it's reimbursed
or offset by rebate, then doesn't count."
could you point me out the offical IRS explanation to support that?
