标 题: 2010新房地基有crack

没有option period, builder 会修(但地基怎么能修好)
裂缝在patio下面的水泥地上,纵向(从地基边往里延伸),有5-6 feet, 不是
hairline, 但<2mm。这里是dallas,都是post-tensioned slab foundation,地基问题
好像很普遍啊。
inspector 说现在没啥,但不能predict future,继续观察。唉,心里纠结。是买还是

对于你的这个地基问题,第一我没有看见实物,第二我也没有专业的STRUCTUAL
ENGINEERING的LICENSE,所以我不能随便给你建议说这个是还是不是地基问题.但有几点
我可以建议你去做
1.找几家专业的Structual Inspection 公司做一下Inspection. 很多时候这些公司都
会做Free Estimation的.往往是他们也想找到活做,所以对问题只会夸大不会缩小.如果
拿到报告说有问题,那你就可以WALK AWAY了.
2. 如果说没有什么太多的证据证明地基有问题,但是如果你也不是太Comfortable去买
这个房子了.找你的AGENT,他一定有办法帮你拿回 Earnest Money.因为毕竟是有Crack.
你也可以让Builder 出具没有问题的证明,或者是今后几年出现地基问题的赔偿方式.

let me take a step back of explaining it. most of the residential [shallow]
foundation systems are designed with a bearing capacity of 2000ksf; whereas
light duty pavements are 250ksf or so. if you consider the difference of
these two numbers, i would suggest you be careful when considering the
soundness of the foundation system. think about this way: if the light load
system like a patio already "failed", who knows if the foundation system,
which takes more structural loadings, is still in good condition?
second, uneven settlement is more of a problem for most residential
foundations. if you have already asked a copy of the geotechnical report,
search the "site preparation" section and see how the site is prepared such
as the mateirals, clays? sands? lifts? compaction to what degree of density?
so IMHO, site preparation could be the issue. of course, anything can be
possible, like what 丫头 suggested. if so, the contractor may have poor
experience and lack QA/QC. anyway, my two cents.

昨天去拍照片的时候,和sales manager交流了一下,她说今天会要来工程报告看看,
究竟patio是不是建在地基上的,并信誓旦旦保证如果是地基问题,一定会把问题都fix
好。原来想着也是个口碑不错的builder(standard pacific),但是没想到还没搬进
去就这么多问题。
