of discussion here. Soon after, we did a home inspection. Our inspector has
found a few diagonal cracks exceeding ¼ inch on the exterior brick
walls and suggests us to find a foundation repair company for further
evaluation. The foundation repair company has measured the level on the
first floor and has found that the eastern side of the property has sink 1.4
inch and western side 1.0 inch compared to the center of the property. The
company plans to install 16 piers to fix the problem, although they agree
that the foundation problem is in the initial phase. No cracks/foundation
problem found inside the property.
We have contacted the seller’s agent about the foundation issues. He said
he did a preliminary evaluation (we do not know which company he used for
evaluation) and the cracks are all minor and cosmetic, no foundation repair
warranted. We have successfully pushed him to hire a structural engineer on
this Wed and he will send to us the report on Thursday.
The seller’s agent said since the home is only 5-6 years old, it is still
under builder’s 10-year foundation warranty. The builder will pay the full
cost of repair and deliver to us a life time transferrable warranty. Our
agent is reassuring us that foundation problem is very common in texas due
to expansion soil and there will be no problem to sell the house later with
the successful repair and tranferrable warranty. However, my friends and
relatives suggest us to look for other houses no matter what the outcome of
foundation report and repair.
Some basic information about the property. It is a little over 4000 sqft,
offered at early 300K, good location. The house has the best floorplan/
feature among the 20+ properties we have looked within that price range.
Frankly speaking, we are very impressed about the floorplan and features of
this house.
There can be several scenarios out of engineer’s report. The likely one we
think is that the foundation needs to get repaired, the builder pay the full
cost of repair and deliver to us a life time transferrable warranty. We
needs to disclose the foundation repair record when we sell the property in
the future.
Our option ends on this Friday and while we are waiting for the engineer
report, we would like your inputs on this:
1. Should we go away from this property no matter what the outcome of
foundation repair?
2. If we continue to purchase this house, how much discounts we should look
from the seller because the loss of resale/market value due to foundation
repair record?

long time to sell.
If you can buy for cheaper and you don't care about the selling in the
future. You may go ahead.
Usually many people choose to stay away from houses with foundation problems.

但是不排除以下因素,如果将来这个地段的房价涨得厉害,抵消你的地基的瑕疵问题。
一般是几年的新房子是不会有这个问题的。起码30,40年后才会出现这个问题的。所以

果价格还能降点,修好了还是住的蛮舒服的。
还有,foundation公司的warranty有很多fine print的,要注意。以后出现新的
foundation的问题是不包的。除非是他们修过的地方,所以,一句话:很麻烦!
另一个角度想:知道问题买个便宜货当然比出个高价买个房子日后出foudation问题了 |
