It came in at $127,000. I sent an amendment your way reducing the price to
$127,000 reflecting $3000 seller contribution rather than the way it
originally was. I also have sent her the inspection report. The amendment
actually says $4000 rather than $3000. By agreeing to this, you won't have
to do any repairs to the property. I feel they would amount to more than $
1000 anyway not to mention the hassle of doing them long distance.
To confirm what I was trying to say in the previous paragraph. The amendment
now says the house will sell for $127,000 with $4000 seller contribution.

买方做了inspection发现了些毛病,向你要$1000就是说如果你卖方给了他买方$
1000credit在过户时,这些毛病他作为买方就都接受了。当然最后是给$1000还是给$
500还是一分不给你们双方应该是可以讨价还价。
这个credit当然是在过户时给。要写附加件,双方签字,把credit的具体数额列在HUD
上。
买卖双方一旦在过户时签过字,律师宣布交易完成,卖方就把钥匙拽给买家,然后拿支
票走人。卖家从此不再对此房子有任何的责任和义务了,即便5分钟后房子倒塌。

inspection以后是有那么一轮,具体是什么东西要1000的维修呢?lz觉得需不需要1000
呢?可以counter offer回去 | k********1 发帖数: 244 | 6 首先你的listing agent应该负责解释你的疑问。他的计算没有错,只是没有给你解释
清楚。
inspection过后,buyer通常都会根据报告提出,要求卖家修或者卖家不修只是给
discount/allowance。1000不算多,应该是小问题。这个金额是会写进合同的
amendment里的,跟合同一样有效力。如果你同意给1000,那你当然就不用管维修了。
这个不是真的physically 给buyer点cash,而是在closing的时候作为买家的credit和你
的debit.
closing以后,seller就把所有权正式转移给buyer了,你当然不用再负责任何那个房子
的东西。
