had all the paper work done before hand, so just a phone call away to my
agent to lock the rate in.
The rate is floating just above 3% right now for 15 year fixed (agent told
me, the rate change often now, sometimes several times a day)

I got the best deal, I think, 200k, 2.75% 5 year ARM no cost. the loan agent
was able to low down my rate from original 3% to this when the market was
fluctuate a lot. I though 3% was good with my low loan amount.
just had the inspection. banks are busy.
from 30 year, to 15 year, then another 15 year, then to ARM,.. I think I am
all set. now wait for housing market booming again.. |

did not have time to go online.
I have replied all that interested in knowing my mortgage broker info.
Here is just some basic info regarding mortage if you are new to this.
There are basically 2 kinds of mortage people out there. 1 is working for or
affiliated with a lender, they can only offer their own products to you. 2
is independent mortgage broker, they are free to find you the best deal out
there.
1. usually hold a percentage of the mortage in house.
2. usually resale almost all their mortgages.
At any given time, different lender can offer the exact same product (say 15
year fixed) for 1/8 to 1/4 point difference in interest rate (when the
market is volatile, the differece can be even bigger) assume everything else
being same.
Independent broker usually make 1% of the loan amount, but that could be
negotiated depending on your situation. (that 1% can come from 2 places,
they get it from you or the lender, that is why you can pay points to get a
lower interest rate)
If you want to get the best deal, it is best you work with a good
indenpendent broker that will watch the market for you, get all the paper
works done first, when the market drop, they can just give you a call to
lock the rate.
Rate can change anytime, sometimes several times in one day.
Not sure you can get the same rate I got, but you will never know. |

closing cost (Also if you are buying points)
My experience is most chinese mortgage broker will negotiate on the rate
with you (one bigger loan or several smaller loans will usually get you a
much better deal)
For example, if everything else being equal, broker make the same amount the
money if a broker does one 250k loan and give no discount or 500k loan with
0.5% interest discount. So it is easier to get a better rate if you have a
large loan, just don't expect the same interest rate if your loan is kind of
small.
To get the absolute best deal you should have all the paper work done (I
think all the broker pretty much ask for the same thing) a head of time and
wait for the market to drop. This can only work for refi (if you are buying
a house right now, your option is limited)
Please also shop around, I have worked my broker for long time and have done
many deals with him, so he maybe giving me a repeat customer discount, you
should also quote from as many as broker in the area if you want (one
negative part to this is too much credit inquiry will drop your credit score
a little bit, if you are just on the border line, this will push into a
higher interest rate category, so it is just best to stick with one good
broker). This is not a problem if you have excellent credit, a tiny drop
will not hurt you at all.

没有TRANSFER TAX。RECORDING CHARGE IS ONE OF SERVICE CHARGES。但是，预先收取
的PROPERTY TAX，你必须得付。
其实，“NO COST”是有COST的。例如，30年RE-FINANCE，如果你付COST，你可以拿到4

Truth is there is no such thing as "true no cost", you are just paying it in
different ways (I think mdrealtor already mentioned it in his post above)
In order for the broker/lender to give you no cost (they have to pay the
cost), they usually have to charge you a higher interest rate (depending on
the loan size and closing cost, VA is usually a little higher than MD on
refi for the same size loan) In some cases, if your have a very large loan,
they may not have to charge you a higher interest rate (since they can make
enoungh money to cover it)
For example, if your loan amount is 300K, the broker will usually get 3K (1%
of the loan amount), and the closing cost is also 3K. If that is the case,
he have to charge you a higher rate or make you pay the closing cost (or
split it with you)
Just remember broker do not work for free, they have to make a living, a
good broker will give you a win win deal, so both can benefit from it.
If you plan to stay in a house for long term, paying the closing cost
yourself (or buy points to lower the interest rate) might be a better deal
than a no cost refi. But if you plan to move or refi again soon, no closing
cost is the way to go, you can calculate the time to break even very easily.
