Everyone's situation is different.
Some are old, some are young, some is just buying the first house, some is
buying the 10th house.
But in general 现金购房 is not good deal when interest rate is so low (you
can invest your cash for a much much higher return).
The only situation I can think of 现金购房 is better, is for older retired
people with very little income and lots of cash (they don't pay enough tax
to take advantage of the interest benefit)

I have seen a few cases, that just come to US, no job, no green card, but
with lots of cash, they all got a loan with 20% down. (you might have to
convince lender the money is yours legally).
No banker want to lose a rich client.

you a house loan and watch you take your business to their competitor.

30 year fixed loan for 4% with 0 points from a local bank. Their daughter
goes to school here, they come visit her 2 to 3 times a year from China.
They got the house near school with only 20% down. I don't know exactly how
much money they have invested through that bank, but when they stop by the
bank and ask for a loan on the house, the bank's VP ok the loan on the spot.
They have no job in US, no green card, their daughter is F1 on I20. This
happened couple month ago.

other asset to secure the credit line as 20% down is really very common
nowadays. Also it depends on the house value they bought for daughter. You
know VP title is very common in banking industry.

是说50万的房子你们难道还能不贷款？
不过不是特明白为什么lz买200k的房子，closing cost有7k那么多。
