I did ask the listing agent and was told that the information of commission
agreement is kept confidential.
Anyway, I don't think the seller would be willing to give 6% when he know
there is no buyer's agent.
And, is there any possibility to ask "listing agent" for a rebate?

别指明,3%, 如果特别指明 2.5%,你就只能拿到2.5%。 如果你没有License,不太确

the dual agent.
however you could ask the seller to chop off 2%-3% from the list price since
you don't have an agent.

One of my friends successfully did that.

再跟buyer agent平分。不是seller相少给就行的,关键还得看人listing agent 愿不
愿意。

说,你要是以为直接去买FOR SALE BY OWNER的房子可以低于市场价,就错了。。。
