I do not think this is a title issue that merits voiding of the contract.
If this is your intention, I recommend you retain independent counsel for
assistance. I will ask my abstractor to pull a copy of the restriction
from the land records as I'm sure you will need it. Please confirm your
intention so that Veronica may notify the seller side that you will not be
at settlement.

钱，而且房子还会很难看。 这个房子的价格就不能那么高啦。 如果这个是easy issue
的，seller 马上给我fix 好啦。 反正没有clean title 我不settle. 烂在手上，将
来我怎么再卖呢？ 我要损失很大的。

是SURVEY的问题。
你可以要求DELAY SETTLEMENT... 同时要求SELLER 重新做SURVEY（比较贵，比较精确
的那种）。。。如果重新做的SURVEY还有问题，你可以CANCEL CONTRACT同时把EMD拿回
来。。。或者，你可以要求SELLER先把问题解决，然后再过户。不过，这种情况估计要
拖很长时间。。。
因为这不是你的责任，所以如果你CANCEL合同，EMD是可以全额拿回来的。
但是，取消贷款的一些COST，你可能得自己掏了。

deed of subdivision is 15 feet from the side lot line not 20. The stairs
are not in violation of this restriction. The building restriction line in
the survey was taken from a recorded subdivision plat. As such, It will
be necessary to determine which one controls. The house was permitted in
2006 with final permits issued in 2007. Presumably, the county would not
have issued the final permits in violation of any restriction. I have
addressed the issue with the owner and he will pursue a determination from
zoning that should be dispostive of the issue. I will keep you keep you
informed of any progress.

Company 一般也是Title Insurance Agent。
