，但在我们退房的时候，manager要我们多给一个月的房租，原因是我们没有提前一个
月给她说我们要退房，在我们搬出去的前半个月也就是8月15号，我问manager说我们可
不可以再多住几个月，大概3个月，因为（听说）在加州合同期租满以后，可以一个月
一个月的租，manager说要问房东才知道，结果是我们不可以一个月一个月的租，所以
我们就决定9月一号到期后搬出去，而搬出去的那天，manager气势汹汹的跑来说我们应
该提一个月通知，这里不是酒店，想来就来，想走就走，因为搬出去的那天，我们要回
国，所以也就没有多说什么，但后来我把合同找出来，发现根据合同，我们是不应该多
给一个月钱的，见附件，谢谢，请xdjm帮忙看看。
后来回国后，我就给manager写信了，因为没有房东的邮箱，信件内容如下
How are you ? I have already been back to china ,Thank you for your
favor Between the time 09/01/2009 and 08/28/2010 .owing to jet lag ,we
didn't call ***(landowner).
In the middle of Augest , I told you that our contract will end on the
1st of Sep 2010 ,As we are waiting for our family house , Can we live
here about 2 months or 3 months or 6 months ? you told me you would ask
Johanna .Three days later ,I asked you this question again ,you told me "if
you want to live here for one year ,you need to sign a new contract ,now
it is the peak time for these students to rent house ,If you just live for
2month or 3 month ,The Landowner will have a economic losses " "so we can'
t pay it month by month "? I felt confused that we have already live here
for one year ,why can't we live month by month ?
After for a while , I can understand that now it is exactly the rush hour
for the renting , If we just live here for 3monthes , after the 3 monthes ,
maybe the aprtment will be vacant for few monthes ,so Johanna will have
some economic losses,so we decided to move out .
We can't live here for another whole year and you can't rent to us month by
month ,Doesn't it mean that we have to move out or we have to sign another
contract for a new year ? But it is impossible for us to live here for
another year .you know ,we are students ,we don't have enough money to
afford the rent,we will wait for the familly house ,It is much cheaper than
this apartment .
Anyway , Thanks again for the help from you , we will be back in Oct .Hope

下面这封是紧接的第二封信
Dear ***
As there are time difference between china and the unite states , it is not
convenient to call ***(landowner) ,could you please to tell me her e-mail
address ?Thank you!
By the way , our roomate *** had already told landowner that we would
move out after the expiration of the contract in May . and she asked
whether there are some studios for herself in your apartment . But there
are no studios . Before our roomates went to another state for russian
learning(in June) ,she gave all the rent ( to the end of Augest ) to
landowner . I Will contact with you as soon as we come back to USA in
October .
备注，今年5月，我们和同屋在一起商量说合同期满后，我们不在这里住。
后来，10月份，我们收到了房东的账单，
Cleaning 2 persons spend 3 days cleaning @ 10.00/hour
480.00（没有收据，房东可以说是自己做的）
carpet cleaning
115.00（这个是有收据的）
Damage need new stove good
55.00（没有收据）
外加 9天的房租费，（房子在9月10号再次被租出去）因为没有提前给房东说搬走，并
且9天的房租由我们单方面出，没有说我们的roommate也要出，我没有意思说roommate
要出（roommate这个人挺好的我们也不会给她说这个事情，就算出钱也是我们自己出）
，我是觉得房东是故意刁难。

了，当然，这个是我的理解了，可能也有不对的地方，谢谢指教

发帖数: 389 | 6 写得很清楚了，提前30天书面通知不住了，口头通知都不行的。这在美国是常识了，不
然lease就自动履行下个一年的周期了。其实这个30天周期是房东找下家的缓冲期。 | y******i
