the only way to get bargains. I have attended several such sales in San
Jose. Most properties got only 0-1 bid and thus opening bid + 1K would be
sufficient. With good homework and preparation and enough funds, we can
easily flip the house for 15% or more profit.
I am looking for a partner for two reasons:
(1) Buying trustee sale is very time consuming both in terms of attending
the auction and doing research on properties. There are usually auctions
scheduled 3 days a week and a specific properties may be rescheduled many
times in a row. And we also have to do due diligence on the research of
the properties, including find out any pending liens and litigations, etc.
And this is actually the main reason.
(2) Get enough fund to buy multiple properties and thus spread risks.

HLOC are wiped out in foreclosure.
You don't give money to me. The way this works is to found a corporation. |
