Irvine的家庭收入好高啊,比美国全国的平均数高了一倍多呢
而我连美国的全国平均数都不到,怪不得在Irvine觉得living expense贵呢,原来是

The median household income in Irvine is $94,600.
If the information above is true, it is much higher than the average
household income of the whole country. Then the high living expense is
normal, hehe

有幸20年前就来到 Irvine,那时很多农地,橘子草莓到处都是,看着 Irvine慢慢成长
至今,其中 Irvine Company 居功不小。城市规划是最重要的一环,道路,交通,学校
,购物,建筑,全部配套,当然少不了就业和对大公司的推广--越来越多大公司近驻。
感觉到 Irvine是个很 diversify的城市,high tech, medical, financial, real
estate, insurance, service, 样样 industry都有,即使经济不景气,也不至于全死
掉。
downside 是人口增长很快,越来越拥挤,上下班 local street 也有traffic。 再来
就是物价贵,因为租金贵。房价当然也很不便宜。这次房地产的 bust有很多人争先入
场,其实房价只有相对下降。
Overall,贵还是值得的。再15年,Great Park大概会建好,到时整个南加的重心会更往
Irvine移。

好像看到富豪排名榜,Irvine company的老板排名前二十吧,具体第几名忘了;这个
地主果然有钱,呵呵
来了一年多了,还不清楚Irvine到底是个什么样的分布,downside是哪里?great
park在哪里?

大侠讲讲IRVINE的房事吧。
IRVINE COMPANY的新房子怎么样?值得买吗?现在MR和HOA都贼高啊。

Donald Bren is the big boss. Irvine Company was a publicly trade REIT in
the late 90's. Bren came in w/ investor and privatized Irvine Co. now's
privately held. > 50% of the properties (residential or commercial) in
Irvine are either owned, managed, devel0ped by Irvine Co.
Great Park is the old El Toro Marine base. ownership was transferred from
Marine Corp to Lennar about 5 yr ago and the base was annexed to city of
Irvine. The Great Park was a heavily contested proposition that approved by
Irvine residence. some LA ppl initially suggested to build an
international airport. of course local residence strongly fought against it.
Downside about Irvine is mainly on the price of the properties. It's quite
high comparing to neighboring cities and counties. because of that,
everything else is relatively more expensive and therefore, cost of living
is high. Irvine has a high barrier of entry to those late comers who are
after the great schools, abundant of jobs, convenient location, low crime
rate (the safest city--6 yr in a roll), etc.

Irvine Co sold a lot of vacant land to developers like Lennar, Standard
Pacific in the past. due to housing crisis, many abandoned the land and
stopped some housing projects.
It was until Jan of 2010, Irvine Co resumed home building & sales. contrast
to the past, Irvine Co put its own money into the land, only hired builders
to design & build homes. it's taking on more risks (more money sucked in)
but potentially reaping greater rewards--turned out the development (e.g.
Woodbury off Jeffrey & Irvine Blvd) was a huge success. 400 out of the 600
homes, originally planned for a 2-yr period, were sold year-to-date.
new homes were priced attractively (compare to existing homes) at the
beginning phases and slowly increased price later. many new designs were
put in and are well accepted by buyers.
Yes, MR & HOA are quite high specially on the condo projects but the
matching amenities and public facilities are well planned and built.
