For refin, it depends on your current balance, if it's no less than $480k
then it's true as well. if you current balance is less than $480k and you do
a cash out to $480k, then if the LTV is greater than 60% after cashout(
house value is less than $800k), then the cash out itself might impact the
rate negatively. |

requires bank approval and seller's approval for credit hit. Shortsale is
also typcially very slow process.
If below $480K is the market price, then both the bank and the seller have
to accept the reality especially since the seller has already lost the job.
But the government has all kinds of regulations rightnow to delay the property
from hitting foreclosure. So they can have ways to postpone the reality. |

I think the strategy is somewhat risky just like your case.
it is still not too bad. they did not say it is 10,000 more than the listing
price
if you feel OK with the listing price, just take it for 3000 more
but if I were you, I would not use this strategy.
there was one house listed at 425k, the sell price was 480k, if someone used
this strategy, will they feel cheated if they cannot get the paper contract
of that highest offer from another buyer?
FYI, that house actually worth 480k.

比较好。
我可能的选择大概有以下几种(assume downpay 120K, 5.125% arm)：
1) 在地点A$550K买个1500ft左右的condo/townhouse。非常好的区，上班或到海边15分钟
。缺点就是小，院子都没有。算上Tax,Mello-roos, HOA大概每月要付$3100，假定前面几
年报税后能要回30%的话，相当于月付$2200。
2)在地点B以$60K买个1800ft的SFH。好学区不过上班得开40分钟。月付税前$3300，税后$
2300。
3)在地点B$480K买个1)那样的房子，月付税前$2800，税后$1950。
4)接着在地点C住1200ft的Apt，到公司和海边都是5分钟。月租$1500。
觉得5年内换房或搬家到别的地方的可能性还是比较大的，特别是现在买condo的话。由于
前5年大概只付了2~3%(my guess)的Principal，这样买房就相当于每月多花$500~700住的
大一些。对我们两个人没kid来说好像没什么必要，而且交通麻烦了很多。大家觉 |
