安全舒适，小区有几个游泳池和网球场。地理位置方便，近57号,60号 10号，和71号高
速，与Cal Poly Pomona， Mt.SAC 近在咫尺,离华人餐馆超市聚集的Rowland Height也
很近。
房子为两层独立Condo, 面积有1,105 sq ft，一层是两个车位的车库,车库内楼梯直接
上二楼。月租$1400，包括冰箱，微波炉，洗碗机，洗衣和烘干
机。因为要分租的不是主卧，稍小一点，大概180 sq ft，所以分担其中$675即可。另

两个房子共同点：学区差不多，都是cedar shake roof（这也是我concern的），都是
新地毯。一
个小区里的，两房子离得很近。两个房siding都是real wood。
第一个房子1800sq ft，92年，46万。刚list一周。估计比较难讲价。坐北朝南，3BR/2
.5BA，2
garage。yard很整齐，但是后面人家正好一排松树挡着。整个屋子就客厅，厨房还有一
小卧有太阳，
亮堂。owner自己就是builder，房子不是精装但是保持得好。门都是solid wood，就是
family
room稍微有点小。没A/C，没Alarm。Garage上有extra storage。
第二个房子，2200sq ft， 94年，48.5万。因为大，房子和房子之间距离宽敞。list都
大半年了，
从52万开始降的，7月份后就没降过价，据agent讲最近几个月都没有offer，房子我们
看过好几次，

两个正常Size的窗户。维护的很好，97年建。很漂亮的LANDSCAPED 前院。在一个紧密
的小区，但房子周围多树，阳光好，很好的privacy
我们现在只能commit 这个地区5年，可能更长，depend on 两人的工作。
我们能想到的房子硬伤是
房子没有后院，所有的空地都在前院，而且前院是个下坡，一些草地，很多matured
plants，隐私不成问题，门口的路是private drive，和5户邻居share, dead end. |

我们这里这个算是很便宜的一个apartment 2br 800-900之间,面积900sqft。
街对面就有家，略微小黑屋的房子，基本还是不错屋顶啥的都是新换的就是窗户太小主
人品味略差5-6年新装修现在看着很过时等等。150k，19XXsqft，4br2.5ba。列了半年
没人理，估计还能划一些，算是装好180K，前期投入30K首付+30K装修，30年，4%算每
月500出头+地税每月500左右+修房子每月200（这个比较多了因为前期已经30K装修了）
+房子水电200左右。
每月1500住2000sqf+lot 30年后有个值150k的房子，还是800-900住900sqft的两室那个
核算，就看个人价值观了。 |

condo 1: 2br/2ba, 一层是厨房客厅，二楼两个卧室，这个condo在condo building的
顶层，不会有噪音的问题。2003年建，每月出租的话，按11个月算，还有$50的正的现
金流
condo 2: 3br/2.5ba, 正在建从builder手中买，一层是厨房客厅带一个车库，二层三
个卧室，位于一个类似townhouse的一二层，这个townhouse的三四层还有一户condo，
隔音层是木质结构，楼上人家走来走去，有些吵。每月出租的话，按11个月算，还有$
100的正的现金流。
但是condo2比condo1贵了15万，两个首付差不多，condo2稍微多一些，从增值角度讲，
condo2用的leverage更大一些。
如果从投资角度还有将来增值角度，哪一间比较合适？能不能解释一下原因？非常感谢/ |

娃后需要父母过来，父母不爱爬楼梯，以后如果搬家到外州，到时就出租出去，选的都
是好学区，又比较靠近大学，所以比较好租。如果一直不卖，也可能将来给父母住着养
老。

A房，1983年，3b2ba，开价157900。
优点：1层不用爬楼，有个20几平方米的proch，是亮点，ceiling还算高，有个用gas的
fireplace。
缺点：房屋外观老旧，客厅小11.7*13英尺，第三个卧室10个平方米都不到，其他两个
还挺大。主卧浴
室很旧，浴缸都发灰了，估计得换掉主卧浴室里的东西。卖主留下的东西如电冰箱都比
较老旧。
HOA：190一个月，有gas，有电。
HOA+上房产税须支出：421元/月。

家五口租条件一般的2BR 要1300；3BR 要1500-1600。
附近有CONDO性质的小TOWNHOME 出售, 160K 左右。3BR/1.5BA. 83 年的老房子。1250
SF.比较适合我们现在的需求。地税2500/年； HOA 220/月 （管水；外墙；TRASH
REMOVAL INSURANCE 等）。 房子离我们工作地都很方便。学区很好；但是COMMUNITY很
一般。我们这里房价近年来比较平稳。现在房价大概比2006-7年最高时低了10-15%。
首付能付40%。 15 年 FIXED LOAN应该完全没有压力。手头也还有一些CASH应急。问题
是我们2个人虽然工作还算稳定，但是身份还没有，而且非常有可能2-3年之后离开。
到时候考虑房子卖掉或者是异地出租。 卖掉很可能赔钱，异地出租管理很麻烦吗？
AGENT 推荐说可以买HOME OWNER WARRANTY 可以省掉一些麻烦。
这样值得买这个CONDO 吗？如果可以撑住出租几年，运气好的话房子又涨上去一点，可
行吗？

发帖数: 1308 | 36 当时在班上还问过的，要价330k，我们出了332k被接受然后开始等。银行是fannie mae
和chase（2nd bank from March)。
昨天收到counter，说要372k，完全是抢钱，连seller agent都被shock到了。房子本身
zillow估价大概是340k（出offer的时候是336k），然后估计得要个1-1.5w整一下，需
要换窗子，几扇门和地板刷漆。其他隐患还没有inspection不知道，大致看上去没有
leak没有什么裂缝沙的。
周围regular sale卖出也就350k左右，有一些400k的房子。同一片小区有一个short
sale，上个月刚close在offer price，299k（bd一样多，2.5ba vs 这个3ba，年份差不
多，学区还更好），也有一个regular sale 330k卖掉（老不少，但是same bd，2.5 ba
）。BPO的家伙估计就是在门口转了一圈就整出这么个鸟价格（combo被第三方改了，连
seller agent都不知道，所以估计他们根本就没办法进门）

和窗户大小（采光），老房子都想鼹鼠的家，我住apt的房子窗户都比很多house大。我
们甚至看到过7尺的屋顶，还有3个br的只有一个bath，5br3。5ba的“豪宅”竟然
1br1ba在地下室，这也算了，边上就是没有finish的utility。还有各种路冲反攻主路
高速，在Boston真没有卖不掉的房子，特别是好学区的～～～
筒子们来看看，Lexington的人胃口有多大。。。

告诉，真的是贴着。。。还有就是豪宅但是没有任何的yars， 4000sfqt yard，房子面
积都快赶上yard面积了。。。
老房子就不好说了，这种drama，加盖的格局不合理，虽然硬指标到了（4br，2.5ba，
但是房间allover的，主卧在车库上的）， 地下室有霉味到，termite严重到siding要
重新换，哈不知道里面的beam好不好的，3500吃的split entry，房顶却不到8吃的，厨
房在房间正中央的，这些基本是1950以后。1940以前的没怎么看，我胆小，觉得这么长
时间，里面死过多少人都不知道。。。 |

一楼是客厅饭厅 2楼 2 br 2 ba .3楼还有个比较大的loft 也自带ba。想出租的房间
里目前都没有家具，如果租客也不带家具的话 房东可以去买。
房子在3A的支路上town center 附近 离 I95 ，3号路，hmart， Burlington mall都很
近 交通非常方便。
目前只有房主一人 打算招1名室友住2楼客房或者3楼loft 男女不限 最好也是 young
professional，希望待人真诚 负责 好相处，无不良习惯，不随意带人回家。
房子8月中旬available 租金$1200全包 包括verizon preferred HD cable（带65寸电
视） ，50/25 Mbps internet 和所有的utility 租期至少1年。

好，比较安静，小区也整洁漂亮，里面住的一多半都是UNC的人。房子都是2br2ba或者
2br2.5ba，而且浴室是在卧室里面的。超市银行餐馆都可以走到，门口通T-bus。行情
现在貌似是每个月七百五到八百的样子，俩人合租再加水电网络，每个人差不多摊五百
