离downtown不远，9000尺的地，房子破。好学区没有问题。
周围都慢慢在盖apartment，都不大，两层，一层车库，二层住房，10户的样子。
我问local的几个人，他们说这些zone已经是可以盖apartment的zone，但permit要三年。
有个想法是：
买下来，稍微花个6 7万装修下，自己住三年。然后升级搬走，将原址拆掉，整个院子
盖满成个8户的apartment。
这计划干的过吗？

们本来的合同是一年，到2011的二月份结束，现在还有八个月了。昨天去问了leasing
office的人。他们说要叫2000元罚款，（心疼死了哦）才让可以搬走，我也不知道他们
怎么算的。我们已经在公司附近的地方找到了一个新的apartment. 但是新的apartment
要我们前一个住址的租房记录。如果没有这个记录，新的就不会接受！有什么办法可以
少交点吗？ 有没有人碰见相同的问题？
老的apartment的经理答应可以让我分期付款，这样他就可以出我的租房历史了，我不
知道新的apartment会不会接受我们这样的有欠款的记录，如果接受了，那我们就可以
先搬进去了，以后这个罚款，有什么办法可以少交一点吗？ 如果以后不交的话，对以

credit corporation(相当于他们的打手)管的,打电话给apartment credit
corporation,说不合理,是正常磨损,他们又说规矩和收费是apartment定的,他们只负责
收钱,搞的是最后apartment credit corporation的人说可以给我个discount作为
settlement, 不过只有两百多,我当然不愿意. |

心理没底，问agent,她只会说按listing price, 不会给我其他信息。
我该从什么方面入手知道什么样的offer比较合适？
新手入手，请大家指点。
我能想到的查该apartment的交易历史，在app上有列出来。
然后我再看同一楼里的其他apartment的交易历史，
然后我再查现在在同一区里同时期内差不多的其他的apartment的交易历史，
比如说我看中的一个studio开价36万， 该apartment在08年最高峰的时候才卖了29万左
右。
然后查同一楼的比这高一个楼层的差不多的1月份的交易价格是33万，
同一区内比这大而且比这好的交易价格是35万。
所以我想，是否开出32万价格，会不会开价太低，seller agent根本不考虑，然后我若
再加价也不好了。
还是现在不同往时，大家都在抢着出，比如上次看中的一个房子才37万多，最后是40万
成交，而同一楼的低楼层的1月份才33万。
大家都有什么好的建议？ 多谢了。
还有，我现在打算甩开我的buyer agent, 自己看房子，我今天看到一个新的房源出来

Homeland Gardens Apartments有人听说过吗？网上搜不到评价，有人住过或者听朋友说过吗？
505 West University Parkway也是一样。
只有租房公司的网站，其他地方搜不到评价。
另外老帖里面的公寓也还在考虑中，知道的朋友有空的话回个帖或者站内短我，不甚感激！

我们租房在MA一个地方住了5年，去年合同未满的时候买到房子提前一个半月通知
APARTMENT MANAGER，然后就搬走了。结果他们把房子大大维修了一番才出租，然后把
我们告上小额法庭，要我们付他们在房子再次出租前每个月的租金。我们今天去出庭，
结果APARTMENT MANAGER 没去。当时法官说就 CASE DISMISSED. 请问这种情况，接下
来会发生什么？这就算了结了吗？还是APARTMENT MANAGER又会找个时间再告我们一次
，我们还得再出庭？ 和她纠缠也是够烦的了。

apartment 交通便利，步行4分钟到North Quincy 地铁站，5分钟步行到 stopshop，
Marshalls，步行10分钟以内到各NorthQuincy的中餐馆，理发店，邮局，银行等，生活

了一段时间，位置安全好一点的公寓的studio或者one bedroom 都比较贵，但是2
bedroom 大概只要2200 － 2500 就能有很好的位置和管理的。想找一个或者两个女生
室友一起合租一个2 bedroom／3 bedroom， 位置在红线，绿线或者橙线沿线都行。
我大概看了一下有些小区比如绿线附近的 Reservoir Tower, 还有commonwealth
Avenue沿线有一些2400左右的2 bedroom， 到绿线车站很近，也有停车位。 红线附近
quincy附近有Eave North Quincy， Euity Residential，Munroe Place。橙线附近看
的比较多的在malden，melrose附近 480 Main at Malden， Pleasant Plaza，
Residences at Malden， Gateway at Malden Center。 都是2bed/2bath独立卫浴，到

要找不是老房子的Apartment， 的确不容易。作为替代考虑，可以要求房东在你搬入以
前，对房子内部刷新油漆。考虑到你孩子的情况，建议你选择地板地（hardwood floor
）。
在搜寻住房时，除了用关键字“apartment”以外，不妨也试试其他关键字，比如“
condo for rent”， “house for rent” 等等。
我一位从外地搬到康州的朋友，是通过房地产商（realtor）的帮助找到租赁住房的。
因为凡是relocation来的人家，迟早都是会考虑买房购地安家的。所以房地产商非常希
望能帮助你找到住处，以期你以后会找他来买房。不妨试试这一个办法。在West
Hartford，大的realtor公司有Prudential， Coldwell Banker等等。找他们打听搬家
公司，也行也是个不错的想法。 |

Beau Jardin Apartment, 坐落在Purdue周边，地理位置优越，交通便利，公交车5B&1B
可以到campus，大约10min车程。 偶和另外一个mm也都打算2016买车，到时候free

小区环境优美，绿树成荫，冬暖夏凉，免费使用健身房游泳池和沙滩排球场。周围遍布

2018.3月要结束联合培养回国，所以现在诚征一名女性室友。
Beau Jardin Apartment, 坐落在Purdue周边，地理位置优越，交通便利，公交车10&1B
&4B可以到campus，大约10min车程。 偶已经打算买车，到时候free ride好说好说咩~~
小区环境优美，绿树成荫，冬暖夏凉，免费使用健身房游泳池和沙滩排球场。周围遍布
大型超市，餐馆以及其他公共设施；步行5min可以到Payless, Asian Market Store（
这个很重要哟！）, Walgreens, CVS, Post Office, Starbucks, Subway, McDonald's
, Wendy's, KFC等等，距离Walmart也只有5min车程。绝对算是West Lafayette的繁华
地带。
Beau Jardin侧门门口是Hunters Pub，喜欢泡吧的童鞋可以去enjoy~~记得做好搭讪以
及被搭讪的攻略哟~~真的答不上来可以call偶去英雄救美！

刚搬家，自己开租的UHaul不小心倒车的时候把apartment车库顶棚的墙皮撞裂了，掉下
来好几块，房东让修。一直都租住apartment，不知道从何做起，到哪里，怎么请人修
，还有大概花费，请不吝指教！！

When I looked for apartment, washer / dryer in unit and two bathrooms are
my basic requirement. So lots of apartments are filtered already.
I had lived in two apartments in the past three years. The first one is in
14 Miles / Orchard Lake and the second one is in Farmington Rd / 9 Miles
road. I think both are safe and convenient to everywhere since Farmington is
very centrally located.

最近在找Ann Arbor附近的房子，但是房子太多，加上又是新来的，对这片完全不了解啊
，希望亲们能指导指导
1）推荐几个apartment，小区最重要的是安全！！最好还能满足下面要求
furnished，washer/dryer in unit，utilities included，预算在$1200以内，这年
头赚钱不容易，
太贵的也住不起
2）关于找中介，在www.mckinley.com上 看到mckinley他们家的房子挺多的，直接在他
们网上预约靠谱吗，中介费应 该不要了吧。还是说像国内一样，在当地找一个中介，
让他帮忙找房子，当然中介费是免不了了。
3)Glencoe Hills Apartments，Golfside Lake Apartments & Townhomes，Traver Rid
ge Apartments,Ann Arbor Woods这几个小区如何，靠近Ypsilanti是不是不太好，
听说治安挺差的.

sublet，也可和房东签长期lease。
此one br Apartment属RoseHill Apartment，位于Como和280交界。交通便利，走路5分
钟到3路车站（Eustis Street）。客厅卧室都朝南，光线充足,有阳台，视野开阔，周
围多为中国人租住，环境安静卫生。
如你想短期sublet, 可以从4月2日至6月底 $580/月
如果你想和房东签1年lease，租金为$665/月,但前三个月租金仍为580/月。

Gables Apartment (Pleasant street )” 的朋友麻烦回个贴
1) 这个Apartment管理如何? 希望安全干净就行.
2) 从这个Apartment 乘公交去DownTown(1st Ave. )是否方便, 一般要多长时间?
3) 不会开车，周末购物(grocery)是否方便?

Edison Glen Terrace
Evergreen Meadows Apartments
Greenfield Gardens
但是看网上评价都不高，有没有人现在租着apartment特别满意的？求推荐，谢谢！

These apartments look old outside, but inside, they are quite decent. Both
apartments are walking distance to train and bus station/stops and the rents
are very reasonable, i.e. for two bed apart, it's around 2k a month. |

了……她说他们知道这个paint里面有铅，但是他们受过正规的训练，知道怎么处理这
种含铅的paint，弄完以后会给我们清理的很干净的，我们住在里面没有问题……
我说那空气中的dust particle怎么办，现在这季节时不时就刮大风，而且要
ventilation的话，必须从客厅通过整个hall way，hall way 两边就是bath room,
dining room,bedroom，然后经过整个厨房……那岂不是整个apartment area plus our
personal stuff will be contaminated……我说你们坚持说没有危险，那你们给我一
个official letter with your signature，如果以后我的孩子因为这个有什么事，我
会根据这个采取法律行动……她说他们出不了，我说那你们都说无害，为什么不能出，
她说要出也是我们的boss出，我说那你就跟你的boss说让他出……

信息都很少，看中了两个apartment communities, Liberty Hills和Solon Park，看照
片觉得还不错，可到apartmentratings.com上面一查review，被吓坏了，review都非常
差。请问哪位知道Solon有什么不错的apartment吗？多谢了 |
