？签contract 前inspection 时发现了不少小问题， 但seller 都没答应修。 因为和
另外一个人bid， 这个人就因为seller 不给修或credit 退出了， 所以这机会就给了
我们。 不知道像这种情况，这个walk through 还有什么作用， 即使final walk
through 再发现什么小问题， 估计也要不到credit 了。 seller 早已搬走了。可以
看看所有的appliances 的manual 在不在？ 要没有的话找他们要？ 现在所有的
appliances 的manual 都在网上能找到吗？ 还是问问他们有些东西怎么用（像home
security system， 洒水的系统在什么地方等)， 要注意些什么? 但这些问题都要

可以google “SD heating and air"之类的找。再找找网上coupon。
如果你是去年一年买的新房，先看看有没有Homeowner's Warranty之类的，这样60多刀
左右就可以修好。如果没有买房的，一定要make sure seller provide this in case
any major appliance got broken during the first year. They may fix it even
when the appliance was broken before you bought the house. |

不搬的话， 又不是完全扔掉， 在craiglist卖350 还是没有问题的
同时，就算需要的话， 今年感恩节 完全买下来 1200 也完全没问题 (电器2年贬值）
-350 + 1200 = 850 / for brand new appliances ($1200 value)
2. 就如您所说， 湾区很多公寓基本都用不了 （很多自己有ONSITE的洗衣房）
3. 万一用不了， 这些电器还是很占地方的， 如何处理呢

就不罗嗦了。我最挠头的事是本地有什么性价比好的handyman能帮忙安装。
当然了，如果家里已经有了ventilation，那么安装应该是很简单的，就算找appliance
store装也不会超过150刀。复杂的安装主要是新装通风管道，需要打通橱柜天花板和
房顶还有房顶防水，然后再封好。我找了appliance store，人家说ventilation不管。
$150只管墙上打眼儿然后机器挂上去完事儿。我当时在心里骂了娘。
各方询了价，高的报价光labor要$350，材料另算，中等的报价也要$350不过包材料。
最后通过一个多年的朋友介绍的一个师傅，价钱公道，活儿也不错。之前来inspect了
一次估了labor，第二次来就把所有需要的材料和工具都带过来了。从早上10点干到下
午3点半，最后加了材料费之后要收的钱少到我不好意思，结果写支票的时候给加了钱。
这个师傅当然替我朋友做过大得多的工程，两年多了据说一直在用他。我以后也打算家
里有什么事情就找他了。我没经过师傅同意，就不把人家电话公布在这里了。谁要是家

具体情况是这样的：
洗衣机在热水器旁边，热水器被一片墙和洗衣机挡住了，所以只能大概看到热水器的情
况，不把洗衣机搬出来没法access热水器。

确实要研究一下zoning，之前附近有个旧房子，好像是15000尺的地，推倒后，盖了2个
房子，3000尺左右，大概卖了1.1m。
对建房的价格，是朋友告诉我的，他2010年自己建房，一尺100的标准，4面砖房，不包
括appliances.这个价格，只是房子的造价。如果不是全砖的房子，朋友说差不多75刀
一尺。还有个朋友刚在德州买了新房，40万，4000尺，没有地下室。房子看着挺豪，
Viking appliances。我估摸着也就75-100左右。
不知道，在这造房子，成本大概是多少？
