这是29届的温哥华国际电影节参展作品。我跑去downtown的Granville 7电影院里看这
个《东风破》，英文名字叫做。
这是一部非常沉闷的文艺片。节奏缓慢是一大硬伤。内容也非常一般。讲述一个与历史
相关的“叶落归根”的回忆。导演试图表达中国元素，所以到处都是中药铺子，唐人街
景，义庄，旧上海场面之类。背景倒是用了西洋歌曲，或摇滚或爵士。
故事的主线有好几条齐头并进。在两个钟头里要交代好几个故事线索，又生怕观众白痴
看不懂，在细节上又要下功夫，面面俱到的结果就是非常吃力。只能说，导演是很认真
地工作了，但是拍电影这个东西不是做糕饼，认真实际上绝对不是主要的元素。想象力
，情节的驾驭能力，或者说所谓的“文艺趣味”才是重要的--毕竟不是要做有循可查的
糕饼吧。
故事里的那个男小开非常油头粉面，笑起来那叫一个淫荡。唉。好歹也学习学习《金粉
世家》里的陈坤是怎么粉面含春的啊。
开头的时候还是有点哲学的，给出一个“生活是选择”的命题。如果有选择，这个124
分钟的电影可以压缩到90分钟，缩减情节，加快节奏，加强文艺感的。

不过不太明白这个是在什么时候
我们现在还在看房子，周围的人都说现在不用考虑找lender 等下了offer在说
但是如果是下offer之后，不是一般30-60天内close? 如果那时候shop around来得及吗？
如果不用下offer就可以比较lender的话，需要给他们提供什么文件？他们又可以给我
提供什么信息让我比较呢？

电话到各家银行或是broker那里，简单介绍自己以及要买房屋的情况，问当天最好的
rate能拿到多少，已经做mortgage的费用。之后自己进行比较，找性价比好的呗。再有
，在shop around阶段，不要随便把自己的SSN告诉对方。
pre-approve letter和最终的贷款银行可以是两家，也可以是同一家。如果选定了，在
同一家贷当然好了。
要买2个房子就不可能都是primary property，如果其中一个是用作investment，要说
清楚，如果另一个房子想作为2nd home，需要符合必要的条件。 |

一、贷款时是要查三家的credit scores，然后取中间那个作为你的信用分数，比如780
，729，721，你的分数就是729。
二、信用分数的高低确实会在几个地方影响到你可以得到的利率。
三、对同一个case，不同的lender（强调一下不是broker啊）给broker的利率是不一样
的。有时候，同一个lender给不同的broker的利率也是不一样的。所以才有我们的shop
around。
四，每查一次credit，你的分数就会被相应的扣几分，有时候损失的这几分可能就是致
命的。这就是大家都不愿意被预先查的原因。
你可以就用728这个分数去shop around，如果到时候申请贷款的时候分数更好，你的到
的利率肯定也会更好。 |

broker们会报个利率，比如3.875% 30年。如果现在看来还算合理，但可能lock还太早
。等到快lock时（比较接近closing date了），他们不给很好的利率怎么办（以市场变
了为理由）？这个时候换也来不及了吧。
是不是可以同时在多家开始贷款申请，但是不lock利率，到时候谁给的最好就在谁那接
着办下去。不知道这样操作是否太伤rp或者是否可行？
其实我的问题就是，如果就选择现在shopping around问出来利率最低的一家，那么到
时候他们知道我们来不及换broker/lender 了，不给好利率怎么办？ |
