就是两个东西：Rate和Cost。
我知道有的Broker会用优惠的利率去吸引客人，然后最后提高利率。这就是为什么
Buyer需要提前Shop Around,然后找个诚实可靠的Broker。
另外，我们版上的Broker每天都会发布利率信息，你可以用来作为参考。

条例和processing fee，rate其实每家都差不多，理论上和多家签合同是不可能的，因
为只有签了合同，银行才会开始process你的application,那么只要是你签了字东西，
你就有法律责任了,到时候不是你想停就能停的。如果你不想lock,你可以在contract上
选不lock rate until closing day. |

Purchase price)，房型（Single Family，Townhouse， or Condo），Immigration
status （H1B, Green Card, Citizen, F1/OPT or other），信用分数以及zip code（
至少要知道在哪个州）。Loan agent会给出利率，monthly payment，以及是否有
closing cost，一个买房贷款的closing cost一般分四种：
1.Loan Origination （Broker） Fee - loan agent的公司收的费用
2.Lender's Charge - 也就是银行审核贷款收的费用，一般包括underwriting fee，
appraisal fee，tax service fee， flood cert fee等等。
3.Title & Escrow Charges - 也就是title和escrow公司收的费用，一般包括Owner's
