Further, I assumed 1% annual appreciation rate and 1% annual rent increase.
"Initial" cash flow is negative, but when you factor in tax credit (due to

1. Assume your current marginal tax rate T1, future marginal tax rate T2.
2. Assume pretax investment amount N now
3. Assume return r is the same for both accounts
4. Investment time period T
You choose the one gives you the higher after-tax amount:
Tax deferred account, this is like 401k account:
N*(1+r)^T*(1-T2)
After-tax account, this is like Roth IRA account:
N*(1-T1)*(1+r)^T

May be I am wrong, consider the following ...
Let the unsorted array be V=a_0, a_1, ... a_k, ... a_m
assume min(V)=a_k
'swap' all a_i such that i Let V_1 = a_0 ... a_(k-1)
w.l.g., assume min(V_1) = a_l
Let V_2 = a_(k+1) ... a_m
w.l.g., assume min(V_2) = a_r
Now scan V_2, 'swap' an a_i (k+1<=i<=m), if
(i) a_i > a_r and i < r; OR
(ii)a_i > a_l
O(n) time, O(1) space? :)

assume a_n, b_n are biggest, without loss of generosity assume a_n >= b_n
let assume the optimal answer is
(a_n, b_i) (b_n, a_j)
obvious a_n - b_i = a_n - b_n + b_n - b_i
So you can get
|b_i - a_j| <= |b_n - a_j| + b_n - b_I
so use a_n b_n pair can never make it worst, (in some case it get the same
result), so pair diff use sorting get the best result
