排名第三的彼得堡的state hermitage museum，拍过电影russian ark，就记得金碧辉
煌，没看到什么画……
排第15的Yale Center for British Art我也常觉得比英国的画廊都好……小而精致，
各个时期和画家的代表作收集得很精，介绍也很精，看完印象很深。建筑也很宽敞明亮
，令人愉快，不过太亮是不是对画不好。
有个Doha的Museum of Islamic Art。希望有机会去。

不管挂底还是上鱼都直接拉回来

先在大坝南岸钓了一会

随手就抛回去了
旁边一个劳模上了一条不错的墙眼

可不管怎么试都再没有bite了
于是决定去北岸的小坝试试

真是小啊

也不要做错的问题。
这次真是吓出一身汗，一个大警钟，以后打死也不做Flat Fee Agent了。
整个事情的来龙去脉并没有100%的细节，也有部分是大家脑补的猜测。大概意思就是
Agent H在2016年6月的时候代表buyer M 在South San Jose买了一栋房，Buyer只让
Agent写了Offer，Agent admitted internally that "Returned a majority of the
commission as monetary compensation privately".Agent应该是没有仔细读过
disclosure，也没有完全向buyer advise（也可能有）。
房子的屋顶有比较严重的问题，今年1月份大雨的时候直接渗漏导致屋顶部分垮塌，
Buyer 4岁的女儿被掉落的Drywall 和石灰粉砸到，摔了跤，收了惊吓。据说去了911.
事情没完，现在怀疑小孩有吸入石棉的风险，而且由于受惊吓没法正常上学，

seller/buyer想要sue 一个agent, 那机会太多了.
当然如果agent真的把功夫做足了, 会最大程度保护自己, 但真的要下了那些功夫和时
间,也会觉得flat fee不值得做了. |

I really doubt!
If this agent charged traditionally and worked traditionally for this case,
will she be exempted from being sued? providing she was the same careless to
have ignored the AVID docs.
It is not anything but carelessness that made her case vulnerable |
