中午和几个前雷曼的banker吃饭，他们又在其他银行找到工作了。饭间说去年这时候以
为这个世界到了尽头，没想到情况turn around那么快，唾末飞溅的说现在的新工赚的
比以前还高20%，年底拿的会比07年还多。然后开始炫耀自己的3处房产，一个在佛罗里
达，一个在纽约，一个在法国南面，另一个banker有5处房产。
然后开始破口大骂教主，说一堆政府的房屋贷款refiance program全给中低收入的，他
们打电话去要refi 3处房产都被银行告知他们收入太高不可以refi。然后blah blah
blah的一堆大骂08是代表黑鬼抢钱的，他们的钱全交税给黑鬼去了。
其中一个说的开心，喝高了，从餐馆的waitress好看讲到马上要去开会的vegas的脱衣
舞club的女的如何hot，然后讲到上个礼拜陪客户吃晚饭然后被妓女勾搭的销魂经历。

took them 6 days just to sign the offer, leaving 4 days for us. We are in
the process of extending it. IMHO, bankers are bunch of lazy morons who
couldn't care less about the sale price (but the listing agent cares
about the price). Banker's only objective is to doing no work.
Be prepared for a rough ride, as they take extra long to provide you any
paper work.

Banker didn't ask me to provide EAD or other visa. Bankers need to issue new
loan so they won't reject you for visa issue as long as you have high
credit score and can afford 20%+ downpay. |

而且mortgage banker 一般是多个大银行的合作伙伴，在mortgage banker可以根据多
个银行的审核条件审批你的贷款，避免了你在一家银行碰壁，再换到其他家，既多花钱

local银行
原来还担心国内转帐至少要存3个月，结果banker说只要一个月就行，打印出来current
的statement看不见这笔钱是转进来的就行，压根没要什么gift 证明。
当天lock rate，然后banker把材料送到上面，就批了。也没有让出示过去几个月的

方agent不停地催买主，买主不停地催银行才请来的。
appraisal作了一周了，问买主，买主说还没得到银行任何消息。
双方agent都说买主也很着急，急得不得了，银行要的所有文件早就给银行了，可是然
后银行就没消息了，买主催banker，banker也答应尽快，可是还是很慢。如果买主贷不
到款，银行也早点说话阿，为啥总这么拖着不办啊？
原定的close时间马上都要到了，可是现在买主连银行的commitment都没拿到。买主律
师要求延期两周，我们也同意了。现在看来即使两周时间到了，也得不到银行结果，因
为马上就过节放假了。
我的agent说她同事的一个客户也是买主很长时间了，还没得到银行消息。
有人有类似情况吗？ 谁给分析一下，这是怎么回事啊？ |

业。如果你想拿到好的利率和费用，可以先在小的代理出GFE,然后拿去和chase match.
Chase 一般都会match, 另外还有1% cash back.找banker最重要的就是要随时可以找
到人，有信必复，有电必回。银行一定要及时放款，否则什么都last minute，你会急

agent，是Coldwell banker流氓的伸手要钱。不过我们那时没那么贵，记得是200还是
250，后来agent从她的commission里掏钱替我们付了。
这个是买卖成了的话，close的时候付，如果没买成，不用付钱。如果不用这个agent了
也不用付这钱了。这个我理解不是和agent的contract。 |

开chase biz account后
banker建议开biz credit account
biz customer依然可以申旧的 top 3 3% cb 的freedom cc
通过后跟biz checking连在一起
后者就不需要每个月5次消费来面月费了
另外 有了biz checking之后
personal checking可以升级到premier checking
免月费 也不需要每月5次消费
所以如果你跳了chase 的100或者125的offer
需要6个月才能关账户
可以再跳前面那个biz 200 bonus
然后申biz freedom还有50 bonus
把这些账户连在一起
保证cc每个月active
就不需要其他操作来免月费了

我开的时候banker也是那个眼神销魂啊，说for example，她自己就是用这个卡，每年
拿了多少多少cash back呢。 tmd鬼才信她不用freedom用这个debit卡。
开户的时候说第一次消费就赠送2500点，可以换25刀充当年费。结果的确是送了2500点
，但是只能换4刀。但是当时也没有录音，其实就是被忽悠了。

周四的时候去chase branch（原wamu branch）往国内汇钱。Banker似乎是chase新招的
，不知道有free international wire transfer这回事。我告诉他去年我用过这项服务
，是免费的。于是他建议我们先set up transfer但不submit，然后就能看到有没有fee
。当然，transfer是从free extra checking做的。填完必要的信息以后，banker告诉我
没有service fee。于是就submit。
打印出来的receipt上的时间是东部时间下午3点半。昨天打电话回家，被告知当天就收
到了汇款，整个过程也就不到9小时。非常赞。我家在中小城市，如果是大城市说不定更
快，而小县城可能要多花点时间。
