make an offer of 270K. Prepare to bump it up a bit by 2K or 3K.
You are in a very good position to negotiate the price. So slash it as much
as possible. Don't think too much about the mood of the seller. His/her
agent will advise him the best choice. It sounds to me that the seller could
accept 273K.
If there are multiple bidders, you will have to bid up your price quite a
bit...But if that's the case, that shows that the house is well worth the
price. so you could make a higher offer.

Personally, I don't think you gain much by taking all the efforts by
yourself. Of course, you hope that by eliminating the buyer's agent from the
list, you have a bit better leeway to negotiate for a lower price, but, you
never know, and it is not guaranteed.

trips, suggestions and learning experience. She recommended reliable

这种问题毫无意义啊同学。
listing有高有低,卖家策略不同。有的愿意开低迅速吸引bidders,速战速决。
这种的卖价经常比listing高一些。有的愿意开高,只吸引真正喜欢这个房愿意多
出点钱的,而不是投资等deal的,同时避免卖价太低。

go for the open house and deal with listing agent direct, this way you will
more likely to get the house if there are multiple bidders.

2.5-3% is the regular market price, but you can always negotiate the
percentage with them or ask for special pakcages, say that they will pay for
certain cost for repairing stuff to make a potential buyer happy.
You can ask for rebate from your buyer agent, you can do the same to your
listing agent.
A good listing agent does good marketing for you. Not many people will pass
by your yard, or maybe a high bidder will not know your property without
going through the agent's listings.

刚电话agent 确认2012年的tax card上还显示ranch,这个会出问题吗?跟town里的
record不符合,这个房子的邻居一个ranch卖了83w,一个colonial 卖了96w,都是今年的
数据,房子大小差不多,ranch的地再大一些,tax record ranch的tax assessment还
要高些,这个raised ranch和colonial 房子,地lot, tax assessment都是一样的,可
比性还挺强,本来按colonial觉得96w可以,但是现在发现是个ranch,我们只
肯出85w了,目前的问题是这个房子已经有一个bidder,不知道有多低,反正owner没同
意,agent发话应该给个95w左右,怎么办?

这个是板上的人给我的印象啊,raised ranch不好。我们才开始看房啊,了解不多,而
且以前也提到过colonial贵,刚才网上读了一些文章,确实raised ranch楼层低,特别
是车库,我们今天看房子太急了,没在意,这个房子的好处就是离火车站还算近,所以
特想买,但是实在不想卖砸了,前owner只花了四十万不到,现在要价110万,估计90w
以下拿不下来,我们看了一些split的基本都是8/90万的样子,colonial上90万没话说
,而且现在对agent有点不满,一直否认是ranch,直到我看到网上的record他才去给我
看了taxcard,而且到现在都不愿意告诉我们他们公司给这个房子的estimate,说必须要
明白有别的bidder就不要在意这个房子值多少钱,但是我其实还是很在意他们公司软件
算出来的价格,上次看过一次另外一个房子的价格,发现现在市场价确实比估计出来的
要高很多,不过还是看房子的,上次来网上问的那个raised ranch要价90万,公司软件
算出来在7/80万的样子,赛。。

open house (avg 2-5 open house per week), agent is only useful for :
1. open door for me,
2. asking me to offer 15-20% over listing price,
3. asking me to remove every contingencies when making offer (yea lol!)
4. I asked for cash rebate, he just smiled at me. (lol)

先说我是菜鸟一只。
我通过网上学习的结果就是:short sale是银行已经对以前的owner(贷款人)免去了
差价(deficiency)的债权责任,取得了对该房屋的ownership。比如原owner欠了40万
,银行让他滚,自己做新owner,挂牌25万卖,sale-as-is。
25万不一定是银行真的愿意卖给任何buyer的价,只是个低价吸引眼球和bidders,你去
递了offer,银行多快能给你答复(我)不知道,中间审查又是连环套连环,在这个过
程中这个房子没有pending,还是可以接受其他的有竞争力的offer。也就是你的资金在
这个期间是冻结状态,等待这个房子卖给你,但是这套房子在半年多后才回应要不要卖
给你。有可能不卖给你了。
如果你是多的钱,闲着也是闲着,半年多也等得起,买不成也无所谓,short sale对你
也是选项。
我看网上有 transition agent?就是只帮你做paper work的buyers agent。

有什么要要注意的吗?
在"bidding procedures"我看见,一个条款,
During the redemption period, successful bidders have no
ownership rights to the property and no right to enter the
premises or contact the owner. Ownership rights are only transferred
if the property is not redeemed and a tax tile is recorded.
我的问题是:
拍卖前可不可以进去看房子呢?
是不是说,就算我拍下来,在一年之内,物主都可以redeem 这个房子? 在这一年内我无法
入住?
现在这个在拍卖的房子,物主还住在里面吗?恶意
物主的可以任意毁坏这个房子把?

人在湾区,别人介绍WF,WF loaner满口的说没问题,也很顺利批了房价80%的pre-
qualified loan。出offer时也满口的7天loan contingency肯定没问题,最后面对所有
没contingency的bidder,小心为上还是加了10天,好说好歹的说服卖家接受了我们的
offer(相同价格)。
offer被接受后,开始各种磨洋工,第7天才把申请送给underwriter,还要求我们首付
加到25%。第8天开始没消息了,电话邮件不回了,第9天发个邮件问啥时候有结果,小
助手发了个狠狠的邮件,意思他们忙,要ETA没有,还抄送他们大老板。没办法联系他
们大老板,邮件也不回。那个负责我们申请的WF loan更是直接消失了,再没回过电话
邮件,至今两个多礼拜没有联系过我们。
绝望之下找WF内部人找到那大老板电话,威胁撤销贷款,要求多给两天时间。结果过5
天又没结果,还要延迟。又是威胁撤销,总算出了个结果,要求我们首付近40%,理由
是debt to income比例达到上限。顿时疯了,因为自己算过收入没问题。和那大老板对

ebay有个选项 你可以预订好你可以出的最高价 然后会根据别的bidder报价自动加钱
所以你追高的价格还是没人家设好的最高价高

其实你也不一定要发广告, 你可以查最近拍了FD88的bidder(2nd highest
以后), 然后给它个offer, 相对便宜一点. 因为ebay要charge你近$20
transaction fee, 有时这种direct sale更赚. 而且它们无法给你加
feedback, 因此你的customer service不用很好 :) 我的大多数
FD88都是这样卖掉的, 几天就解决战斗了. 一般你要有一定的positive
rating后他们就会放心direct sale了. 发ad老要凑时间, 该死的ebay
十分的讨厌, 比yahoo的功能少多了, 对seller一点不友好, 应该倒闭

这个是swoopo那种买筹码bid的网站。每样商品只有一个买主,网站给这个买主让的利从
其他bidder的筹码中来。
我刚刚470买了个那个500的visa gift card。
另外我没有去看那个kindle 3的价格,估计能比市场价便宜,别的好像没什么好deal。

他要退你就退
别折腾,要不然死的惨的肯定是你
1. issue full refund
2. void shipping label, if you bought
3. from ebay resolution center, send order cancellation request
once the order is canceled by the buyer, your final value fee will be
refunded by ebay.
Then you can send 2nd chance offer to the 2nd highest bidder, or just relist
it.
Listing fee is non-refundable

怎么保证每次总有一个人来bid,除非卖家做假。否则的话,我觉得这东西人气越旺,
bid出来的价格越高,人气低的时候可能很亏本。无论怎么说,对,bid那个费用是他们
赚钱的道道。但你先要烧钱。是对ebay的一种改进,就是他们把自己赚到的钱通过bid
费用隐藏起来了,而非ebay一次抬高多少是由bidder说了算。
说到拉人,我觉得现在他们做得有点哈哈,就是到craiglist里面,通过卖很便宜的商
品的广告,你去问,他就发信说对不起这东西已经被买走了,但是其实你可以去某某网
站bid,办法就是5秒钟内bid,很容易,云云。
其实这是自动回复。。。
换句话说,所谓的广告其实可能是假的。。。
