其实大部分人都只满足不花一分钱re-fi,真没想过从中还能赚点钱。问题是,在这个
lender - broker - borrower 关系中,是否有明确规定,lender rebate一定给
borrower。broker是否可以宣称他要用这笔钱来cover他的cost。
我觉得有两点不利于borrower,第一,broker 和 borrower的合同是做一个 no cost,
no point re-fi,只要borrower没出一分closing cost,broker就算履行的合同。第二
,在我作过的几次re-fi中,这个“多余"的钱只会出现在GFE中,HUD的数字是刚刚好。
GFE只是个估计,broker和lender可以宣称rebate变了,而wholesale lender的rate和
rebate borrower 是看不到的。

I guess one thing we need to be careful when talk about the argument of
replicating strategy of perpetual option: we may easily introduce arbitrage
if we are allowed to borrow indefinitely.
Consider the following strategy: At time one, I borrow $1 ( and I
immediately spend it on an ice cream, and enjoy it). At time 2, I borrow $1
and pay back the $1 I borrowed at time one. At time 3, I borrow $1 and pay
back the $1 I borrowed at time two, ....-- so I get a free ice cream.

option ARM)将是另外两颗等待引爆的定时炸弹。
美国住房抵押贷款市场可分为三个档次,优质(Prime)贷款面向信用等级高的客户(
信用分数在660分以上);次级(Subprime)贷款通常指信用分数低于620分,收入证明
缺失,负债较重的人;而Alt-A贷款介于两者之间。
对于选择性可调整利率贷款来说,买房者在最初几年只需要每月按揭支付非常低的
利息(如1%),人们给这种利率取了个名字“引逗利率”,因为等到2年、3年或者5年
之后,重新设定利率时,买房者每月还款会大幅增加,甚至上涨数倍。

My agent gave 1.5K closing credit.
Lender gives 1K lender credit. 我感觉lender's credit is just a gimmick, 就是本来1000 块的东西卖 2000, 然后说给你1000 的返回, 好像是让你占了便宜似的。 我的理解对不对?

when you short, you are borrowing equity from your brokerage
You need a certain collateral to make the "borrowing" happen.
when you use margin account, you are borrowing cash from your brokerage
You need a certain collateral to it happen, too.
You cannot use "borrowed" equity as collateral to "borrow" cash, or verse
vesa

interesting question.
in any case, at the time of borrowing, you can borrow 100k worth of cash or
stocks. just stocks a bit tricker because you borrow stocks, sell stocks,
and get 100k happen at once, now you end up with 200k cash entirely up to
your discretion.
what you owe to broker changes daily when you borrow stocks. it doesn't
change if you borrow cash. what always change is your account total value.
and broker will keep your account total value in check to make sure you can

还是不明白,1)lender rebate 不管多少钱,贷款的经纪人也拿不走,最后还是给了
borrower.这就是给borrower 的钱。最后LTV的变化影响的是给borrower的credit. 和
agent的佣金没关系。  2)你让agent给你cover closing costs. 法律规定,
agent不能公开及私下给borrower钱。所以agent只能用lender给的credit  cover 3
)如果你说你拿了lender 给你cover closing cost的credit rebate, 你又要做no
point no fee的贷款, 钱又让agent给你贴。 agent 又不能合法的给你出。
这笔钱从哪合法出来的? 同意你的那几个agent怎么操作的可以说说? 应该不是非
法操作。 我觉得他们的意思是说, lender给的credit 是cover closing cost的。
之后你的LTV有变化, credit 多了点,那这个钱agent 还是不能拿走

No Closing Cost贷款是如何实现的呢?
不管你是走进银行,还是和贷款公司,你的贷款交易都是由三方组成:Lender,
Mortgage Broker, 和Borrower。每一笔贷款都有交易费用。贷款费用主要有两项:
Origination和Lending的费用。Origination的费用就是贷款经纪公司收取的费用,
Lending的费用就是由Lender收取的手续费用。通常说的Closing Cost就是指这两项的
和,从几千到一万不等。这笔费用由谁出呢?答案是:可以是Lender,也可以是
Borrower,也可以是Lender和Borrower一起出。
贷款经纪公司(MB)从Lender拿到的是Whole Sale的利息,而卖给Borrower的则是Retail
的利息,通过这个利差可以从Lender那儿收取回扣。利息差越大,回扣就越大。如果你
的贷款经纪将一部分的回扣返回给你用到贷款费用上,使你的贷款费用变成0,甚至是
负数,这样你的贷款就变成了No Closing Cost的贷款了。
