CCB)。湾区所有的dealer都问遍了还是BMW of MV给的最低：$3000 dealer discount
for return customer，exclude any future rebate/incentive。实在不想去南加提车
了就把定金交了，5月底6月初再去finalize options and production #。没什么意外
的话估计最快也得9月提车了。
顺便建议想买F80/F82的朋友尽量要等MY2017。主要是因为要换新的iDrive和HUD，加了
CarPlay，另外Competition Pkg 5月才开始Delivery，所以还是MY17的比较合理。
其他几个Dealer拽的要死要么根本只给$1000打发你一下要么根本不理你，还是老东家
看在MSRP高的情况下给了点折扣，但是想用invoice + $xxx 这种方式根本没戏，只能
给一个$ amount off。湾区没救了。

发帖数: 2890 | 20 我老来瞎蒙一下：这个情况可能和下例二个情况有关：
1.买家的首付太少。估价师也是人，当他们看到首付只有20%，lender的风险比较大，
就更加保守，可能选择偏低的comps。
2.也许和所申请的lender 有关，表要忘了：除了估价师本身有一套guideline，
lender 还有自己的估价guideline。譬如说一个mile 以外的comp不能用，3 个月以前
的comp不能用，比subject sqft +/- 10%以上的comp 不能用。这样你的估价value也会
受影响啊。往往是利息低的银行，value 卡的更严。这个make sense，低回报， 低风
险, right?
估价师来的时候买卖双方agent不是必须到场，但也没有办法阻止他们来。Loan agent
是绝对不能来， 否则估价师立马走人，把order cancel 就是了。
我是每次尽量去，具体的做法是：买方经纪bring 自己的comp list， 卖方经纪把所收
到的offer terms 做成一个spreadsheet，让估价师知道当下市场的情况， 有的lender

现在才感受到美国也有不足或有些很stupid的地方
今天俺自己查了很多dermatologist，不是不接受workers’comp,就是预约至少等三周
，俺的那个doctor也没有办法
后来联系那个workers’comp，他们告诉俺：只要俺能make an appointment,无论多大花费，单位都将全部付。
然后俺再联系了昨天那个dermaltogist，告他单位不在乎花费，只要能尽早预约。结果
人家就是死活不接受workers’comp，并说如果给俺开了先例，将来有很多人这样做。
被拒绝了。
鉴于找不到其他比这家更早的appointment，又没法用insurance和workers'comp.于是
俺提出俺自己pay by cash,他说那样可以。然后俺又联系了workers'comp，告诉事情，
俺提议：如果俺自己先pay ,然后workers’comp给俺reimbursement，怎么样？她说：

我之前想把家里一台车的comp移除，保险这么告诉我的。comp没什么用，但是
collision很有用，于是放弃。

1. 直接appeal，成功率的话是case by case。不要把命运交到银行手上，自己找点资
料，point是要说服appraiser他用的comps或者是用的adjustments是不准确的。最好自
己找compls，找agent调出近期周围已经卖掉的房子（别用pending sale的），对比以
下几个点：
-游泳池
-车库数，大小
-房间数
-阳台
-壁炉
-Gross Living Area面积
-跟你要买的房子的距离
-房子的style（地中海式，spanish，comps的style是不是和你的一样）
-房子的建造时间
-学区
-close date
然后陈述自己找的comps比appraiser找的comps更适合当一个comp，一般都能成。
2. 如果appeal失败，可以跟卖家再讲讲价，把你之前说的前前后后相差一万多块钱的
事实摆出来，据理力争的说明这个房子不应该卖到如此价格。 |

每年的target一般都有小幅度的变化（号称根据market调整）
中间一大块的员工，因为离所在level封顶base和comp有比较大的距离，一般会有
inflation附近的base increase, RSU完全是根据target来定，没有固定percentage.
base我见过的区间有1%－35+% increase (promotion case, 原来base低.大部分人
promotion拿不到这么多). RSU fresh 我见过从0到130+k (SDE II和SDE III level. 0
的case是之前给的RSU在今年的价值已经超过target或者level的max). 这个算法的关键

value呢？ 这个是有strict rule的。 首先，绝对不能取平均值，也不能取最高值或最
低值，而是要根据估价师的资源，能力和经验 拍脑袋come out 一个数字。以体现以人

么xle之流就是搞笑的，红利回报都太低。要知道xle最近一年才损失了10%，反弹不反
弹有什么区别？
长线投资我跟巴菲特他老人家一样非常非常喜欢红利。 感觉简直就是投资房里的房租
啊。 比投资房的优势就是你拿到房租以后当天就可以立刻买更多股，扩大本金。油的
etf，除了expense高的让人发指的MLP系列, 红利都太低。
现在IB这么低的commission，不如干脆自己选择。 上面是所有市值破billion，年红
利破5%的股票。 有些股票的红利因为本金下跌高的离谱，肯定要下调，但尽管如此还
是瘦死的骆驼比马大。
打算把炒油底的钱分成同等的十份，买这上面的十支股票。捂一年。 虽然没有etf那
么diversify但其实也够了。
今晚算完我会贴出我的选择的。其实这上面很多公司都差不多，基本上都是水涨船高。

我觉得反而是RIG， BBEP， LNCO这些有大量红利支持， 而且已经暴跌过， 相对来说
风险小一些 。 。 。

中间一大块的员工，因为离所在level封顶base和comp有比较大的距离，一般会有
inflation附近的base increase, RSU完全是根据target来定，没有固定percentage.
base我见过的区间有1%－35+% increase (promotion case, 原来base低.大部分人
promotion拿不到这么多). RSU fresh 我见过从0到130+k (SDE II和SDE III level. 0
的case是之前给的RSU在今年的价值已经超过target或者level的max). 这个算法的关键
是你现在的总comp level和你这个level你这个rating的targeting comp的差，而不是
一个constant percentage value.

east coast NDCA comp usually have the same crowd dancing NDCA and USA Dance
comp's - those who really works hard everyday and want to dance well and
compete, not the more recreational dancers.
Other NDCA comp's are hard to say. The quality can vary quite a bit. Usually
there will be one couple who is clearly better than the rest, and better
than collegiate couples, but then the rest are just not too impressive. |
