我只听说过warranty deed, 但从没听说过speical warranty deed. 两者有区别吗？
2）银行说‘sellerwill not pay liquidated damages'。这是指的什么呢？
3）买这种房子还有什么需要注意的？从银行的声明看银行不负责任何与房子有关的损
失，真是太不平等了。

，离市中心不远。
因为资金有限，只能看20万以下的公寓。看到有一个co-op的1居室再卖，离现在住的地
方不远，不较喜欢。但是list上有一段话不是很明白，特地来请教版上有经验的侠客们
： Conveyance Document will be a proprietary Lease
另外这个condo 还有portion loan. 不会知道是不是这个的原因，每个月在管理费的基
础上还要多教500块以上。
请问买这样的房子会有什么样的弊端？打算买来自己住至少5年吧。

买这个什么lender title insurance，其实是一个收我500，另一个开始要收我closing
2500，后来我发另一个的fee schedule给他看，就说也只收我们500了，seller给买
owner title insurance和付conveyance fee（好像是这么拼的，这个是不是就是啥别
的啥啥费呢？），我反复email强调了是不是包括所有的fees，broker说是，说我到时
要付的就是这500和prepaids，这个prepaids就是那些保险，tax啥的。。 |

I got to say yours might be due to your bank and/or your state's loose regulations over banks' charges and fees.
