有violations,导致title not clean,seller选择remedy,虽然现在title clean可以

。理论上来说,他签字了,deed里面有了convey字样和consideration(一般就是10元
and other value),然后寄给你,你接受了,这个deed就算执行了,title就在你名字
下了。是否需要record,虽然大家都做,但其实并不是必须的。
现在买房一般都用escrow公司,所以deed不是直接给你,而是给escrow公司。你的钱也
不是直接给卖家,而是同样给escrow公司,然后escrow公司来做交换。一般escrow公司
会去county把Statutory Warranty Deed(卖家把title给你)和Deed of Trust(你立
即再把title再抵押给lender)去County office record,record完了就寄给你。你如
果4个月了还没收到,应该去打电话问问escrow公司。 |

上一个所谓的“房主”手里没有的sticks,你也无法买过来。
如果房子有共同拥有者,那么所有拥有者分享这几根sticks。
这里面有两个情况,一个就是最多见的其实是夫妻共有财产,然而如果只有夫妻一方给
你签字卖给你,那么其实那个女人手里本来就没有全部的sticks/产权,自然你也无法
拿到全部的sticks/产权。这种情况最你来说最严重的是对方在county注册了是两个人
的产权,这个county registration法律上就是向全世界宣布夫妻一方不拥有所有的
sticks,你作为买家不查county record,那就是你的问题,出了毛病你就僚空地里了。
另一种少见的情况是wild deed,就是说确实这女的手里没有足够多的sticks,但去
county查似乎没别人拿着其它sticks,这时候如果你买了房但后来来个人,手里拿着个
